Dear Mr. Raynor:
The Suffolk County Pla#ning Commission at its regular meeting on June 1,
1983, reviewed the proposed subdivision plat entitled, "Minor Subdivision -
George Husing", referr � it pursuant to Section 1333 of the Suffolk County
Charter. After due study aid deliberation it resolved to approve said map sub-
ject to the following five 2onditions deemed necessary to help preserve the
natural and aesthetic attri)utes of the shoreline of Peconic Bay and to alert
prospective owners of lots qithin the subdivision that they are in close prox-
imity to Mattituck Airport, and may be subjected to noise resulting from airport
activities and aircraft; ani also to help avoid pressures from these future
residents to close the airp3rt or to curtail its activities because of noise re-
sulting from the use of thafacility.
1. No lot shall be su divided or its lot lines changed in any manner at
any futur, �Iess authorized by the Southold Town Planning Board.
2. No stormwater runoff resulting from the development of the subdivi-
sion or any of the: lots shall be discharged directly into the adja-
cent body of waterl, Peconic Bay.
3. No new residential, structure or new sanitary disposal facility shall
be constructed within 100 feet of the shoreline of Peconic Bay.

4. All prospective 0 ers of lots within this subdivision shall be ad-
vised that this stdivision is located within one mile of Mattituck
Airport and, therefore, may be subjected to noise emanating from the
facility and from !
aircraft flying overhead or nearby.

5. Conditions 1-4, inclusive, shall be filed as covenants and restric-
tions in the office of the County Clerk on or prior to the granting
of approval ot this subdivision.
These covenants and restrictions can be modified only at the request
of the then owner of the premises with the aDproval of a majority
plus one of the To Board of the Town of Southold after a public
hearing. A property owners shall be entitled to notice of
such public g but their consent to such modification shall not
be required.
The commission also of�fers the following comment on the map for your use
and consideration.
It is suggested that he approval of this subdivision be made subject to
the subdivision's meeting 4he requirements and standards of the Suffolk County
Department of Health Servi4es .

the above referenced development.
In order to properly review the development, we are requesting
that you submit a plan of the proposed development by a licensed
surveyor. Each buildin that is to be used as a habitable residence
is to be clearly indica4d and the water supply and sanitary facilities
should be shown for each residence.
I am returning the blue form submitted by you which should be
signed by a licensed surveyor or engineer. Please note that there is
a $4.50 fee per lot which should be included with the final submission.
