Cron SCTM# 1000-125.-2-1.14 Dear Chairman Wilcenski and Members of the Board: This office represents Joseph P. Lebkuecher, III who is the owner of the the above referenced parcel located at 2295 Aldrich Lane, Laurel. This parcel is also known as Lot 1 on the Subdivision Map of Land of Richard J. Cron, filed September 30, 1985 as Map No. 7975. A copy of the filed map is attached for your convenient reference. As you will note, unlike the other 5 lots on the map that are 175 feet gide, Lot 1 has an angled configuration such that its width on the eastern end is only 138 feet. Although it was not required under the Town Code, the Planning Board apparently moved the front setback line back to the point on the parcel where the lot is 175 feet wide. Because of the existing contours of the western side of Lot 1, that portion of the lot that is a low point on the parcel that essentially acts as a drainage sump in heavy rains. As such, the setback has had the effect of sterilizing this lot from development since construction on the west end is not feasible. Moreover, and as a practical matter, all the lots across the street in the Laurel Estates East subdivision (also approved in 1985) are 100 feet wide and all of the houses on the east and west side of that stretch of Aldrich Lane are constructed closer to the road within allowable setbacks. We are hereby requesting that the Planning Board consider an amendment to this subdivision map to eliminate this unnecessary setback line and allow development on Lot 1 to proceed in accordance with the bulk schedule for the R-80 zoning district. Such development is consistent with the character of all homes on Aldrich Lane with no perceivable adverse impacts to the surrounding neighborhood. If the Board desires, I can attend an upcoming work session to discuss this request in more detail. DESCRIPTION OF ACTION The major subdivision of Richard .J. Cron is for 6 lots on 13.894 acres, located at Aldrich Lane, Laurel. Tax Map No. 1000-125-2-1/1 The project has been determined not to have a significant effect on the environment for the following reasons: An environmental assessment has been submitted which indicated that no significant adverse effects to the environment were likely to occur should the project be implemented as glanned. Because there has been no response from the Department of Environmental cgnservation in the allotted time, it;- is assumed that there is no objection or comments from that agency. The Suffolk County Health Department has no objection to our designation o f lead agency status, and they are in agreement with our initial determination.
