However, the application is incomplete pending submission of the following additional information: 1. If you recall, Half Hollow Nursery had originally called this matter a set off. The plan calls for the creation of one one acre residential lot on a total parcel with a total area of approximately 38 acres. I would like to think the Planning Board and the Town Board would be responsive to the agricultural community and allow the creation of one residential parcel. Very truly yours, PETER S. I would ask that your Board determine, pursuant to Section A106-13 "Subdivision", Paragraphs A through C, that this setoff does not constitute a subdivision. Reviewing the considerations outlined in the Code, as to the numbered paragraphs therein: (1) The lot to be setoff is of such character as to be suitable for the purpose of a single family home, without danger of flood or other perils. (2) Adequate provision is provided for all necessary utilities and improvements. (3) The lot to be setoff, being one acre in size, meets the existing zoning standards and conforms to the present and future development of neighboring lands. (4) Located on Peconic Bay Blvd., the proposed setoff is consistent with present or the future street layout of the neighborhood.
