Both existing and proposed grades must be shown clearly. The site plans submitted to this office were not legible insofar as grading was concerned. Further, the grading plan must be coordinated with the adjacent site plan of the Stype Brothers; a copy of which had been forwarded to John Brisotti on March 14, 1988 . See enclosed copy of that day' s correspondence. The need for a retaining wall at the southeast corner of the property should be eliminated. In addition, there seem to be some changes and omissions made to the revised map that were not on the previous map. Revised maps must show the following: The curbing should be concrete, not railroad ties. The location of the dumpster should be shown on the plan. Place it in a place that is easily assessible to either a front end loader or a regular dumpster. Trees should run along with the property line. Bowne and Son addressing the referenced site plan. The comments made are reasonable except for the ones addressing the size of the drainage for paved areas. I have been designing road and paved area drainage for over 20 years and have never accommodated a 6" rain fall in a private parking and access area. In fact, some of my work has Yin used in the Town of Southold and if I ma4 add with a good degree of success. The surrounding Towns have requirements ranging from 1. 5" to 2" of rain (Southampton, Riverhead and Brookhaven) for which we regularly design. In my opinion, a design requirement for 6" of rain, which is a 100 year storm, would triple the size of the system and contribute little to its quality ,at great expense. Main Road Mattituck, NY 11952 Re: Site Plan for Brisotti and Silkworth, Inc. s/s State Route 25; 425 ' west of Old Main Road Mattituck Dear Mr. Brisotti : With regard to the above-named site plan proposal , the following changes should be made to the plan: 1 . The drive across the front yard and along the western property line should be eliminated, along with the westerly curb cut. One curb cut is sufficient. 2 . The eastern curb cut must be 30 ' wide as per the New York State Department of Transportation' s specifications . 3 . The eastern driveway should taper from 30 ' to 20 ' and remain 20 ' in width from the front yard to the rear yard. 4 . In order to avoid a conflict between the corner of the building and the driveway, the building should be either shifted on the lot so that it lies parallel to the property lines or it should be shortened. 5 . The rear parking area should be moved closer to the building; and the drive eliminated. 6 . The eastern edge of the parking lot should be designed as shown on the enclosed marked plan. The drive across the front yard and along the western property line should be eliminated, along with the westerly curb cut. One curb cut is sufficient. 2. The eastern curb cut must be 30 ' wide as per the New York State Department of Transportation' s specifications. 3 . The eastern driveway should taper from 30 ' to 20 ' and remain 20 ' in width from the front yard to the rear yard. 4 . In order to avoid a conflict between the corner of the building and the driveway, the building should be either shifted on the lot so that it lies parallel to the property lines or it should be shortened. 5. The rear parking area should be moved closer to the building; and the drive eliminated. 6 . The eastern edge of the parking lot should be designed as shown on the enclosed marked plan.
