How has this problem been resolved? ~-ll Store: As a resident of the Founders Estate area, ~'would reco~ae~d that the parcel at the corner of Locust Lane and Route 25 be c~nsidere4 for use as a small professional or business office, much more in character with the nearby mostly residential area. The traffic problem is a main concern. l) Hobart Road is a one-way stree~ south from the Main Road for one block, so residents and summer traffic must use other streets to get out to the Main Road. ~) The alternatives for egress to the Main Road are: Cottage Place is a narrow street and a dangerous Corner with the i/sin Road, ~ue to the presence of Mullen Motors Locust Lane is another narrow street. The presence of a 7-11 store at the corner opposite Colonial Corners will lead to congestion at that corner also. Town Harbor Road is the only other exit from Founders Estates. At present, both Hobart Road and Town Harbor Road are speedways for visitors at Founders Landing park. If the 7-11 store is constructed on the Main Road, we foresee a great/y increased amount of traffic in this area, as w~ll as an increase in debris thrown from cars. Each lot having frontage on Main Road shall have a turnaround pro- vision, such as a T-shaped shunt, so that a vehicle leaving a lot will not have to back out into the traffic stream on the road. In order to minimize the number of access points on Main Road and to insure that there will not be any conflicts between the points of access that are created, consideration shall be given to creating a plan indicating the placement of access for Lots 1-3, inclusive, and the parking areas on these lots. Consideration shall also be given to establishing, through the creation of easements, common use of access points and parking by the three lots; that is, allowing a vehicle to pass from a parking area on one lot to another parking area on a lot without the vehicle having to reenter the road.
