In order for the Committee to complete its review, the
following information will be required:
* List of or sample materials proposed for the curved
front entry canopy, flat canopy over walk and decks,
perimeter railing, supporting columns, overhead
trellis and proposed colors of all materials.
The Committee asks that the applicant also give consideration
to substituting a ridge vent for the quarter-circle gable
vents on the south facing elevation, to allow for higher
placement of the circular window on the gable end, which in
OUT opinion, will be more esthetically pleasing.

Dear Mr. Stramg:
Enclosed with this letter is a cut sheet of the exterior trellis lights that are being fabricated
for The Macari Vineyard at 150 Bergan Avenue in Mattituck. In your letter to Mr.
Macari dated May 13th, 1997, you stated that the plarming board would like to review
exterior lights prior to installation. These lights are on dimmers and are meant only to
provide a soft glow around the columns. The vineyard's tasting room is primarily open
during daytime hours. Please feel free to contact our office at 212-673-5495 if you have
any further comments.

Dear Mr. Macari:
The following resolution was adopted by the Southold Town Planning
Board at a meeting held on Monday, May 12, 1997:
WHEREAS, this property has an approved site plan dated July 19, 1990;
and
WHEREAS, Joseph Macari is the owner of the property known and
designated as Macari Vineyards, SCTM# 1 0OO-121-1-p/o 1 located at
Bergen Ave. in Mattituck; and
WHEREAS, a winery is a permitted use in this Agricultural Conservation (AC)
zone; and
WHEREAS, the winery would require 20 parking spaces; and
WHEREAS, provision has been made for 20 parking spaces; including a
handicapped space; and

WHEREAS, the proposed extension of the porch structure will not result in
additional parking requirements; and
WHEREAS, an examination has been made of all uses and the existing
parking was determined to be adequate for all uses; and
WHEREAS, the Architectural Review Committee has reviewed this project
and recommended approval as per the drawings and details submitted
by DiCicco Vinci Architects on April 15, 1997 to this committee; and
WHEREAS, the Architectural Review Committee reserves the right to review
the outdoor lighting fixtures before installation; and
WHEREAS, the Planning Board has accepted the recommendations of the
Architectural Review Committee; and
WHEREAS, any violation of the conditions of this resolution and the
approved site plan of July 19, 1990 may be grounds for rescinding this
waiver; be it therefore
RESOLVED. that the Southold Town Planning Board grant a waiver of an
amended site plan.
Please note the review of outdoor lighting fixtures.

Dear Mr. Kassner:
Mr. Garrett Strarng has informed me today that there has been a conditional approval for the Macari
Vineyard. He stated that the board will need to see a cut sheet for the exterior light fixture that we have
indicated on our drawings before a full approval is given. I called your office to get a copy of this
resolution and have been informed that the project will be reviewed again on May 12'h and that I will not
be sent a resolution copy until after that date. Therefore, I have enclosed a cut sheet of this light fixture
with this letter so that we can expedite this approval as soon as possible. I have also informed Garrett that
we have eliminated the solid metal canopy at the south elevation.
In regards to the new circular window on the south elevation that you suggested be raised, we have just
verified that we cannot raise the window due to the existing ceiling height at the interior. Please feel free to

Dear Bob:
Pursuant to our meeting yesterday, the Architectural Review
Committee is pleased that the above applicant is taking steps
to enhance an otherwise 'uninspired' building, which is
located on a main thoroughfare at the gateway to Southold
Town.
In order for the Committee to complete its review, the
following information will be required:
* List of or sample materials proposed for the curved
front entry canopy, flat canopy over walk and decks,
perimeter railing, supporting columns, overhead
trellis and proposed colors of all materials.
The Committee asks that the applicant also give consideration

Gentlemen:
I am enclosing a sketch prepared by Young & Young of a buildout for
temporary purposes only of a facility already existing on site which, has and is,
being used for agricultural purposes.
As you undoubtedly know, my client, Mr. Joseph Macari, intends to
begin the site plan process with regard to a proposed winery on what was
formerly known as the "Wanat" parcel. Mr. Macari has already hired
personnel, and grapes have been planted on the farm field. He will be seeking
to include this parcel in the Agricultural District. Mr. Macari would like to be
able to begin to market his future business by inviting people onto the site,
where the existing barn is located, and having some form of wine tasting
activity take place.
Upon completion of the formal site plan, and the erection of the
winery on the "Wanat" parcel, it is anticipated that this temporary facility will
no longer be needed for wine tasting type of activity. Since the Board and the
Town are on record as attempting to aid agricultural types of activities, such as
vineyards, I would expect they would be supportive of a request to waive any
site plan approval with regard to the use of the agricultural building. It would
serve no purpose to formally go through a site plan application in detail since,
one, the use would be abandoned after a short period of time, and, two, the
time frame to accomplish a full approval would be so lengthy so as to render
the process moot.

I believe the Building Department deems it necessary to have this
request so that there is some review by the Planning Board and Planning
Department before the building can be used.
I would ask that the Board discuss this at its next meeting, be it a
work session or evening meeting. Both the firm of Young & Young and myself
are available if it is deemed necessary that we attend. The sketch plan is only
submitted as an aid to describing the area of intended use and the
improvements, if any, that might be suggested.
