Mr. Niel Smith and Mr. Howard Young were present for the Board' review
of this proposal for 35 lot son 88 acres at Sound Avenue, Mattituck.
Mr. Orlwoski: The Board's b~ggest problem is the one access in and out,
where you have quite a few lots onthat one access. We did want to get
out with Highway Superintendent~and Engineer and with the weather we
have~not been able to. We wanted to see about another access somewhere.
But on top of that you also have a transfer of alnd here which alsoc,,
sets this parcel deepe~into the subdivision with only one access.
Mr. Young: We are here looking for recommendations On how to proceed
with this. It the intent that Mr. Simicleh.~a~d~Mr. Smith exchange some
properties we wodld like that affectuatedCfirst~ Itthink t~ that is
clea~, Mr. Smith picks up some~woodland and it is developed nicely for
residential purppses up in the northeast corner of the property and
MKr. Simchich wn~tdf~get an exchange in farm and the corner piece of p~operty
where he might have grapes. I believe Mr. Simiclch would also leave
the open space. That is one of the ~easons for the road configuration.
Certainly, we can provide additional access for this property at Bergen
Avenue, which would not lend itself well to~he agricultural use~that
we would like to put that land to. I believe that we serve the intent
of the code by the two accesses we leave totthe property to~the east.
You will have other~access as the other properties are developed.

Comments: The Health Department's primary environmental concern
pertaining to development is that the applicant comply with the
requirements of the Suffolk County Sanitary Code especially
Articles V and VI, and relevant construction standards for water
supply and sanitary sewage disposal. These considerations are to
be reviewed completely at the time of application. Full considera-
tion in placement of water supply wells and disposal systems is .
given to State and Town wetland requirements. The Health Depart-
ment maintains jurisdiction over final location of disposal and
well systems and the applicant should not undertake to construct
any water supply or disposal system without Health Department
approval.
Other portions of the Suffolk County Sanitary Code also apply to
commercial development such as Articles VII and XII. The Lead
Agency is requested to forward a copy of this form to the applicant
with its findings.

of nonsignificance has been made. We wish to coordinate this
action to confirm our initial determination.
