Mr. Olsen: I don't know. I would assume since no change has
been filed that it stands as is. If there have been any changes
since that date I will make sure the Board gets a new disclosure
affidavit. If there are no changes, I will let you know by
letter.
Mr. Raynor: This is being developed by Peconic Homes Corporation?
If it is owned by a corporation, the map should show a corporate
owner. The disclosure says David Horton is President and the map
says he is the vice-president. It shows David Horton as the sole
applicant in the application. On the disclosure he signs as
president.
Mr. Olsen: I will check and whatever it is I will straighten it
out.
Mr. Moisa: Is there anyone else wishing to speak?
Ms. Sherley Katz: What is the average size of the lots?
Mr. Raynor: 40,000 square feet.
Ms. Shirley Bachrach: Is there a statute of limitations when an
application has to be pursued with respect to the original date
of the application?
Mr. Raynor: If they just sit on it, there is no limitation.
Ms. Bachrach: Five years wouldn't matter?
Mr. Moisa: We have had quite a few that have gone three and four
years.
Mr. Raynor: Then they have to comply with the new regulations.
Mr. Moisa: There have been instances where they have to change
the size of lots where the zoning requirements changed. In order
to have this signed we will have to have alot of things such as
Board of Health and Department of Environmental Control stamps.
There is no stamp from the surveyor about alteration of lot lines.
This is a standard stamp by the engineer of no alteration of lot
lines. We need a bond estimate and approval of the bond. If
there is no one else, we will declare the hearing closed.
On motion made by Mr. Coyle, seconded by Mr. Grebe, it was
RESOLVED to give final approval to the map of the minor sub-
division of James Dean (Minor Subdivision #111) located at
Cutchogue, New York, and the vice-chairman be authorized to sign
the map.
Vote of the Board: Ayes: Moisa, Coyle, Grebe. Mr. Raynor
abstained from voting.

COMMEN'IS :
Access to the above lot has to begin at the paved and curbed turnaround at the end of
Dean Drive. An existing house and attached garage at Lot No.3 hall a pll.ved asphalt
drIveway from the turnaround. Lot, No. 3 has lawn area throughout around the house.
The map shows a 25 ft. width R.O. W. for 280 ft. (length of Lot No.2) and a length
of 220 ft. in Lot No. 3 for a total length of 500 ft. This length probably shown
for 'lnderground or overhead installation of telenhone, electric and 'N cables, some
of which have been installed. There is an electric ,jlmction box in the R.O.W. 25 ft.
sO'lth of the north propert;y line of Lot No. :3 near the east side of the R.O.W.
Recon~endations:
1. A small amount of clearing necessary in Lot No.2.
2. Access road width 15 ft., centered in the R.O.W.
3. Remove topsoil, test holes show 8" to 10" of high loam toosoil.
4. Replace topsoil excavation with any grade of clean fill to retain the original
O.S. elevations. ,
5. Place a 4" course of bankrun sand and gravel on the replaced material.
6. Place a ?" top course of 3/4" stone blend on the bank rlm.
7. '!he length of the access road should be at leas t 150 ft. from the turnaround
which would carry it 25 ft. into Lot No.2.
8. Emergency vehicles can turn in the cul-de-sac at the end of Dean Drive which
is a short distance from Lot No.2.

The fOllowing actiors ;ere taken by the Southold Town Planning
Board, Monday, April 15, 1985.
RESOLVED that the Southold Town Planning Board accept and
request compliance with Inspector John W. Davis' report No. 432
regarding the access road within the minor subdivision of James
Dean located at Mattituck.
RESOLVED that the Southold Town Planning Board accept the
minimum requirement on the improvement of the right-of-way for
issuance of the building permit providing that all improvements,
pursuant to 280-a , are completed prior to the issuance of a
certificate of occupancy, for the access road witmnthe subdivision
of James Dean located at Mattituck.
Would you please contact the Planning Board office whencwork
is started on the access road so that our Inspector can be
present. It was also noted that No.9 in the Inspector's report
is important in order to avoid damaging any underground utilities.

Dear Board Members:
I have, along with my clients, reviewed the planning report dated
March 13, 1985 and we find no problems with complying with the requests.
However, since we are going to be building a house and that involves
a lot of heavy equipment we feel that it would be best if the planning
board allowed us to have this driveway work done on the Right of Way
completed by the time of submission for a certificate of occupancy,
rather than before the issuing of a building permit. That way we will
not damage a new drive and will also allow us to minimize the amount
of delays before beginning construction, for I hope to have the clients
use their home this summer.
