Dear Mr. Cuddy:
The following took place at a meeting of the Southold Town
Planning Board on Tuesday, October 2, 1990.
The final public hearing, which was held at 7:40 p.m., was
closed.
The following resolution was adopted:
WHEREAS, Martin Sidor and Stella S. Radford are the owners
of the property known and designated as SCTM# 1000-115-7-13,
located at the west side of Locust Avenue, south side of Main
Road (S.R. 25), north side of New Suffolk Avenue in Mattituck;
and
WHEREAS, this set-off, to be known as set-off for Martin
Sidor, Jr., is for a set-off of 16.786 acres from a parcel of.
33.573 acres; and
WHEREAS, the Southold Town Planning Board, pursuant to the
State Environmental Quality Review Act, (Article 8), Part 617,
declared itself Lead Agency and issued a Negative Declaration on
June 25, 1990; and
WHEREAS, a final public hearing was closed on said
subdivision application at the Town Hall, Southold, New York on
October 2, 1990; and

Regulations of the Town of Southold have been met; and
be it therefore,
RESOLVED, that the Southold Town Planning Board approve and
authorize the Chairman to endorse the final survey dated April

by the Chairman.

of publication in both local papers and at this time everything
is in order for a final hearing. I'll ask if there are any

out that this is farmland and will remain farmland and I would

West Side of Locust Avenue, Mattituck
Gentlemen:
My clients own the above parcel, which is bounded on the
north by the Main Road, on the south by New Suffolk Avenue,
and on the east by Locust Avenue, at Mattituck. Presently it
is fallow land, but it has been farmed and it is the
intention of the parties to continue farming it in the
future.
The parties wish to divide the parcel into equal units, each
of 16.78 acres. The southerly parcel will continue to be
farmed by the Sidor Family, while the northerly parcel is to
be conveyed for vineyard use. Because of a serious family
medical problem, two of the three present owners wish to
convey the parcel closest to the Main Road, while one owner
wishes to retain the parcel contiguous to New Suffolk Avenue.
There is to be no further division of the parcel, and the
request for a set-off would, of course, be subject to any
covenants and restrictions which the Planning Board imposes
upon the entire parcel. This proposal does meet the
requirements of Section A106-13 of the 10wn Code; and since
the lots will remain in farming, the use will not have any
adverse affects upon the community and in fact will assure
that the land remains in its present state; i.e. agricul-
tural.
For the above reasons, it is requested that you require an
application for a set-off division of land in this project.
