After our discussion, you requested that we submit an "as built" plan so that you could check especially the parking accommodation based on building usage, and have something on file. The 'as built" plan is submitted herewith. In mid-August we closed on the purchase of the property, with ownership now under our limited liability company, JKNK, LLC. As I explained during our meeting, the premises will be used as business offices for Kardwell Associates, Inc., an advertising agency, and as business offices with custom workshop area and accessory storage for Kardwell International, Inc., for retail sales and mail order sales of playing cards and other items. The property is fully developed and will be occupied without external structural modifications; the footprint of the buildings will not change. Plans for internal changes/additions of walls will be submitted to the Building Department. Cosmetic improvements will include new roofing, some window replacements, painting of trim, and as indicated on the 'as built" plan, the asphalt pavement area in front of the building will be removed and replaced by a grassed lawn/landscaped area. Please find enclosed herewith: Copy of survey prepared by Joseph A. Ingegno, Land Surveyor, Certified to JKNK, LLC, showing seal of surveyor, and without any alterations or markings added The "as built" plan prepared by Ward Associates, identified as Plot Plan, dated 8/30/00, drawing number SK-1 of l, based on the above listed survey, providing indication of parking accommodations, lighting, landscaped area, etc. - Parking accommodation calculations - Lighting and signage comments After you have had an opportunity to review these materials, please let us know if the "as built" plan meets your request~ and if we have your approval to proceed with the Building Department to submit our plans for internal modifications. Recessed fluorescent sign lighting will be positioned along the top front of building underneath the roof overhang as indicated. Shielded incandescent lighting will be positioned at entrance doors as indicated. SIGNAGE Mr. Bob Kassner has advised that plans for signage are to be discussed with the Building Department.
