Specifically, eight parking stalls have not been installed, as per the approved site plan. These spaces were adjacent to the storage building/office located behind the existing Church. The applicant has recently applied to the Planning Board to waive these spaces, and all new site plan requirements, in order to rent space in this garage/office to an unknown tenant, possibly a plumbing or electrical contractor. The pool company is no longer interested in this space. Since the future use is unknown, and possibly not allowed in the HB zone, the Planning Board is not in favor of a site plan waiver. With regard to the issue of the two uses on this site, the Planning Board defers to the Zoning Board on issues pertaining to relief from the Bulk schedule. We are aware, however, of the broad implications of multiple uses in the HB zones, especially in providing adequate parking and circulation. SFFUjltr o Gym PLANNING BOARD MEMBERS ti .v T SCOTT L. Route 25, Mattituck SCTM# 1000-114-1.1-12 Date: March 8, 1993 On this date I spoke with Mr. Peter Jaques Jr. regarding the above request. I informed Mr. Jaques that the drainage pool must be installed in the driveway in order to contain storm water on site . I explained that his proposal to slope the drive east and west could cause the water to flow onto his neighbors property, as the property is only four feet from the neighbors driveway to the east. I requested that a sketch of the fence be placed on the site plan showing size, material and location for the Planning Boards review. I also explained to Mr. Jaques that a permit from the Building Department will be required for the fence. Mr. Jaques said he understood the requirement for the drainage pool, and would send the Board a letter showing the fence details. Robert G. Please advise me if it is necessary to have a dry well in the asphalt, or can the asphalt slant macadam fashion and drain on the 3 sides. The property is flat and has good drainage. There will be bare ground on three sides of the asphalt driveway. Also, we are intending to put up a chain link fence and gate around yard area for safety. Fence will be similar to those around lumber yards and steel fabric- aters. Please advise me as to the regulations regarding fences in Southold. The Southold Town Planning Board, as lead agency, has determined that the proposed action described below will not have a significant effect on the environment and a Draft Environmental Impact Statement will not be prepared. Name of Action: Proposed site plan for Peter Jacques SCTM# : 1000-114-11-12 Location: 1300 Main Road, Mattituck SEQR Status: Type I ( ) Unlisted (X ) Conditioned Negative Declaration: Yes ( ) No (X ) Description of Action: This site plan is for a custom sign shop and associated storage space in two existing buildings on a 19,857 square foot parcel, located on Route 25 in Mattituck. Page 2 Peter Jacques SEQR Negative Declaration Cont. Reasons Supporting This Determination: The project involves the reuse of two vacant building for a custom sign shop and storage. The site and area are zoned Hamlet Business (HB) . The use of a custom sign and storage with on-site parking is consistent with the uses for this zone thus the proposed action is consistent with zoning. The applicant will have to comply with the requirements of the Suffolk County Sanitary Code (SCSC) and all relevant standards of water supply and sewage disposal systems. The design and flow specifications, subsurface soil conditions, and site details are required by the Suffolk County Department of Health Services (SCDHS) . This impact is not considered significant due to the anticipated project compliance with established requirements of the SCSC and the SCDHS and the required obtainment of the relevant permits. An Environmental Assessment has been submitted and reviewed. It was determined that no significant effects to the environment were likely to occur should the project be implemented as planned.
