The Chairman signed final maps. Vote of the Board: Ayes:- Messrs: Wickham' Moisa, Raynor, Richard Lark, Esq, presented the Planning Board with a preliminary plan for proposed minor subdivision of Richard Babcock, property located at west side of Calves Neck Road, Southold, N.Y. (formerly Judge B. Hill property) . The map showed a parcel of land of approximately 4 acres, divided into 3 lots, A. B, & C, all lots contained considerably over 201000sq. feet of area. Mr. Lark requested the Board's opinion of the division as presented, and asked the Board for any other possible suggestions for the division of this property that they might have. There is an existing house, barn, and cottage on this property which poses a problem. the Board disapproved of the division as presented because one of the loss contained 22 acres. They suggested that this parcel be divided into 4 lots, so as to prevent any future problems with re-division that might arise if it were only 3 lots. Map to be revised, as outlined by the Board, and presented at the next meeting. Richard Lark, Esq. appeared before the Board in reference to property of Mary Zeneski, located at east side of Little Neck Road, Cutchogue, N.Y. He requested permission to re- locate the 50ft. right-of-way, now running between lots 6 & 7, at the southwesterly end of the property. The Board suggested pushing lot 7 northerly, so that it will be adjacent to lot 6, and re-locating the right-of-way at the south end of lot 7 (adjacent to land of Kujawski). The right-of-way as re-located must run the entire length of the property to the easterly property line and should be designated as "reserved for possible future dedication for highway purposes. " Map to be amended and presented at the next meeting. c Richard Lark, Esq, presented to the Board, for their inspectior4,- an artists rendering of a plan for possible future development of the Brecknock Hall property, owned by Gus Shad, located at the north side of Route 25, Greenport, New York. The Planning Board suggests that this be limited to three lots and the old main house lot by enlarging lots 1 & 2 on the water and reducing combined lots 3 & 4 - by moving the access road southerly closer to the existing cottage on lot 3. This was discussed with Mr. Van Tuyl and he made some notes on it, so the map can be revised. Application forms for a minor subdivision are enclosed. The fee is $10. 00 per lot on the final approved map, and access approval under Sec 280A of the Town Law will be handled by the Board of Appeals in the usual manner.
