RESOLVED that the Southold Town Planning Board approve ~he

90,180 square feet from 17.8 acres, survey dated April 22,
1987 and amended August 3, 1987; subject to:
1. Receipt of endorsement from the Suffolk County
Department of Health Services, pursuant to Article 6.
RESOLVED that the Southold Town Planning Board declare
themselves lead agency under the State Environmental Quality
Review Act for the set off of Sterling Idea Ventures located at
Mattituck, SCTM# 1000-113-13-1.

NEGATIVE DECLARATION
Pursuant to Article 8 of the Environmental Conservation Law
State Environmental Quality Review Act and 6NYCRR part 617,
Section 617, Section 617.10 and chapter 44 of the Code of the
Town of Southold, notice is hereby given that $outhold Town
Planning Board, as lead agency for the Unlisted action described
below has determined that the project will not have a
significant effect on the environment.
DESCRIPTION OF ACTION
The set-off of Sallie Wells, on 17.8769 acres located at
Mattituck. SCTM 91000-113-13-p/o.
The project has been determined not to have a significant
effect on the environment for the following reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project be
implemented as planned.
Because there has been no correspondence received from the
Suffolk County Department of Health Services in the
allotted time, it is assumed that there are no comments or
objections from that agency.
Because there has been no correspondence received from the
NY State Department of Environmental Conservation in the
allotted time, it is assumed that there are no comments or
objections from that agency.
The project will meet all the requirements of the Code of
the Town of Southold Subdivision of Land Regulations.

I am herein requesting your approval to a set off outlined in the

My partner, Alfred D. Richards, C.P.A. and I are under contract of
sale with the current owner, Mrs. Sally Wells and are applying for this
set off on her behalf. In addition, we are applying for a major subdi-
vision on the balance of this 17+ acre parcel.
Mrs. Wells intend to retain the indicated 90,180 sq. ft. portion
of her property to construct a new home in which she plans to reside.
