Dear Ms. Schultze:
In accordance with your letter of August 14, 1985, I
enclose herewith four applications for lot line changes to-
gether with four checks for the filing fee of $50.00 each.
We understand that when approved, there will be a re-
quirement that a covenant be filed to the effect that each of
the parcels will merge with the contiguous parcel on the east
which fronts on Cox Neck Road, and we will assume that the
approval will be made conditional upon such filing, and the
c~venants will be filed once the approvals have been given.
I understand that it is not necessary for me to be
preseht when these applications are heard since they are self-
explanatory. If this is incorrect, please let me know.

The following items are to be submitted on the survey for a lot-line
change:
Key Map
Lot, block, and section number from tax map, scale and
north arrow
Name and address of the owner of record
Name and address of the person preparing the map (certified
engineer, land surveyor, architect, etc.)
Property descriptions, dimensions, bearings, square footage of
the property being changed and property where additional
square footage is coming from.
Existing zoning
Areas subject to flooding
Existing buildings and site improvements, (ie fences, hedges)
Indicate the existing lot line (dotted line) with the bearing
and distance and the proposed lot line (solid line) with the
new bearing and distance.
Location and name of existing streets or right-of-way
adjacent to the property.
Existing spot grades
The following information is to be submitted with the application
for a lot-line change:
Written and signed letter, notorized, by owners of properties
in question approving of the change and reasons for the change.
Proposed covenants and restrictions indicating that upon
Planning Board approval, the property will be merged.
Any existing covenants applying to the property.
Form letter regarding drainage, roads, and grading, see attache,
Short Environmental Assessment Form, Part I, see attached

Siderakis and Matrona Siderakis, the owners in fee of the land

113.00, District 1000; having acquired said premises from Frank
Zabicky on November 1, 1982.
It is my understanding that the owner of vacant land
immediately west of my clients' property, William Chudiak, has in
connection with the subdivision of vacant land, agreed to or has
acquiesced in a lot-line change to merge portions of vacant land
owned by him to the adjacent landowners.
This will serve as written notice to you that my clients are
ready and willing to acquire the vacant land adjacent to their
premises; as delineated in my letter to William Chudiak (a copy
of which is annexed hereto).

Please let this confirm our conversation, of this date,
regarding the property of Mr. William Chudiak.
The Planning Board requests that the transferrance of the
properties be handled as lot-line changes.
Please have one map prepared indicating all the lot-line
changes and submit 12 prints to our office. The Board also
requests a seperate application and filing fee for each.
I have enclosed four (4) copies of the application for
you to fill out.
If you have any questions, please don't hesitate to contact
our office. The next Planning Board meeting is scheduled for

Dear Mr. Tasker:
Enclosed is a copy of a letter and map for Mr. Chudiak's
property at Mattituck.
Mr. Chudiak indicated in the letter that he would like to
convey the land on the east side of the right-of-way to the lot
owners, which would merge the land to the house lots.
Coul~ this be handled as a lot-line change with covenants
and restrictions placed on the land that it will merge to the
existing house lots and not be considered as seperate building
lots.

Re: Property of William & Anne Chudiak
on private road, west side of
Cox Neck Road, Mattituck
Gentlemen:
I enclose herewith a map of property surveyed for William
Chudiak, mapped on January 5, 1984, showing an 80,000 sq. ft.
parcel of land to be set off from my other property. The
property fronting on the west side of Cox Neck Road and
identified as "Zabicky", "Becker", "Wells" and "Wanat" is
property with which I have had a long standing informal
arrangement with the owners of the parcels fronting on Cox Neck
Road to convey to them the land lying between the parcels owned
by them fronting on Cox Neck Road and the parcels lying to the
rear thereof in which I still have ownership. (The parcel
identified as "Neudeck" is completely owned by Neudeck.)
I have now made arrangements with Joseph and Eleanor wanat,
Theodore R. Wells Jr. and Rita Wells and Stanley and Mary Becker
to convey to them the parcels lying between the land they
already own and the east side of the private road so that the
parcel so conveyed to them would merge with lots they already
own fronting on Cox Neck Road. I enclose herewith copies of
surveys showing the parcels to be conveyed to Wanat, Wells and
Becker.
since the conveyance of these parcels to the owners adjacent
thereto on the east will result in mergers of the parcels with
the parcels on the 'east, it occurs to me that no formal
sudivision action should be required by me in order for me to
convey the lots to wanat, Wells and Becker since no new lots are
being created.
I would appreciate it if you would advise me whether or not I am
authorized to convey these lots accordingly. (Zabicky is not
yet ready to purchase the land behind his parcel, but I
anticipate that at some point, this will occur.)
