However, the current zoning in the Town requires the minimum lot size to be two acres. The Planning Board cannot take action on any proposal for lots less than this unless a variance is obtained. If you wish to make application to the Board of Appeals for a variance on the insufficient lot area, please see the Building Inspector first in order to obtain the necessary paperwork. If you have any questions, please don't hesitate to contact our office. Orlowski: If I had been notified of the date of the Planning Board meeting~ I would have been present, if permissible~ to explain the reasons for the division of my property. I am certain that at the time of the board's action against my request they referred to the plot maps of the Fleet's Neck area - they mu~t have observed the following: 1 - There are no houses on two acre lots on Fleet's Neck. 2 The Schoenhaar property adjoining us on the east is less than one acre with two resid- inces. 3 - Ail the houses to the north of my property are on approximately ~ acre lots. 4 - Adjoining us on the west is 1.67 acres own- ed by Trentalange. The property is not suit- able for centering a house upon it. Conseq- ently they are building a large house 15 feet from our line with a cellar entrance within 10 feet. There are two reasons why I wish to subdivide. I have two children and grandchildren. I do not believe after my husband's and my death that one house will be large enough for both families. In order to maintain the love and harmony that they have for one and other~ a small house built to the north of the sub- division would be an ideal soloution. Hardship - In preparation for my husband's retirement in June '86~ we are doing exten- sive renovation to our present dwelling. We are looking forward with great pleasure to being year-round residents in the area that we have loved for so many years. At present with our retirement income we know we will be comfortable. However~ we have amoo~ our acquaintances in the area couples who retired approximately ten years ago with the same feeling of financial security that we have at present. With the increasin~ demands of basic living expenses (taxes~ food, clothing, medical insur- ance, etc.) they are finding it increasingly diffi- cult to meet their expenses. Although we do not plan to sell the subdivision~ it wou~ be a solution in our time of need, if it should arise. Without a crystal ball, who can guarantee the future? It would be most appreciated if the Planning Board would reconsider its decision in light of these facts. If you wish me to appear before the Board, I will be happy to oblige. Thank you, H~len M.
