Therefore, it is assumed that there are no comments or objections from those agencies. The proposed action involves expanding an existing storage facility for the sole purpose of providing more covered storage space for equipment. The view of the existing building and proposed extension from the street is blocked by a stockade fence and hedge. The applicant also ownes the adjacent property to the west. An environmental assessment has been submitted, reviewed and it was determined that no significant adverse effects to the environment were likely to occur should the project be implemented as planned. The following items are missing: 1. A completed site plan application form must be submitted. 2. Drainage calculations must be shown for the proposed addition. 3 . Parking calculations must be shown for the entire site. 4. Site plan application fee is incorrect. The application fee for a new site plan is ( $150) per acre or fraction thereof , plus two and one-half cents per square foot of building area. 5 . Nine copies of the site plan are required. Your application contained six copies. 6. The existing zoning must be shown on the maps. 7. Landscaping must be shown on the site plan. The Planning Board has reviewed your proposal, and finds it to be a use permitted in the Residential Office (RO) District by Special Exception from the Zoning Board of Appeals. • The proposed maintenance building however, does not meet the following requirements as set forth in Section 100-71 B. ( 1) and Section 100-31 B. (7) (a) (b) and (d) . " (a) No building or part thereof or any parking or loading area shall be located within one hundred ( 100) feet of any street line or within ( 50) feet of any lot line. " Your client' s proposed building is within 4 ' of a neighbor' s lot line. " (b) The area covered by the principal and accessory buildings shall not exceed twenty percent ( 20%) of the area of the lot. " The existing structure covers more than 20% of the lot. Therefore the addition of the proposed expansion will increase the non-oonformity further. "(d) No use shall occupy a lot with an area of less than three acres. " Your client' s proposed addition is to be placed on a non-conforming lot with an area of only 16, 510 feet. The code requires a minimum of 120,000 square feet. In conclusion, the Board is unable to process this application because it is not in conformance with the Code ; and because it cannot meet Special Exception requirements. Accordingly,it is returning the submission, which included the following items: A. Transmittal letter dated September 21, 1989. B. Short environmental assessment form. C. Six prints of the map of property surveyed for the North Fork Country C1ub,Inc. last amended September 18, 1989. The check in the amount of $100. 00, which represented the filing fee, will be sent under separate cover.
