From that time, we have worked closely with the Planning Department, supplying them with additional information to clarify our intentions for the project. As of this date, our application is pending a public hearing before the Board for approval . To assist the Board in evaluating the project, a brief history and description might be useful . Samuels=Steelman Architects was established in May, 1986 , and currently rents offices at 57125 Main Road, Southold , in a building soon to become the Southold branch of Burt Lewis Real Estate. Because of our imminent dislocation, in March, 1987, we signed a long term lease with Petrol Stations , Ltd. owners of a Barn at 23235 Main Road, Cutchogue, . which was operated as a commercial use for a number of years as the "Cutchogue Antique Barn" . Our lease states that we shall be responsible for all interior improvements (e.g. : bathroom, heating system and interior finishes) . To this end we have prepared working drawings of the building improvements , and a site plan. In upgrading the building we have attempted to retain its historic character by planning few external alterations . Similarly we attempted to retain the rural characteristics of the site : large trees, extensive landscaping, and an existing crushed stone driveway and parking area . In this way we intended to make a minimum impact on an area that , although zoned business , is still predominantly residential . Our professional practice , as architects , does not generate much traffic; we are a low intensity business use . We were initially drawn to the site by its rural quality; in moving in we hoped to preserve it . Due to the cost of paving and underground drainage structures , we are therefor forced to place our parking in front of the structure, on what is now lawn. It is unfortunate that the site will be altered in this way, which seems more suited to the West End towns than to Southold. Nevertheless, it is our intention to comply with the regulations of t•he Planning Ordinance, as determined by the Planning Board. In conclusion, we wish to reiterate that ours is a project of limited scope, planned for an existing building which has had commercial use for many years . We have received approval for financing from the North Fork Bank, and have chosen a local contractor to do the work.
