Dear Mrs. Terry,
The Planning Board has received notice that the applicant
for the above mentioned subdivisions wishes to withdraw both
applications.
Please schedule the reimbursement of filing fees in the
amount of $8,200.00 for the next Town Board meeting. The filing
fees were processed on March 21, 1989. There are two separate
parcels involved, thus two separate application fees were
submitted. One was major subdivision No. 25 which was for
$4,900.00 dollars, and the other was major subdivision No. 26
which was for $3,300.00 dollars.

The Planning Board reviewed your correspondence dated March
29, 1990 in reference to the reimbursement of the filing fees
for the above mentioned subdivision.
The Planning Board and staff worked approximately 3-4 hours
on initial review and design layout for the above mentioned
subdivision. A request was made for a revised layout, which
involved the above mentioned parcels and a third adjacent
parcel, owned by a separate party. Their only response to the
Planning Board's request has been the request for the
reimbursement of the filing fees.

Dear Mr. McNulty:
The Planning Board has reviewed the above mentioned
proposals, and has the fOllowing comments and requests.
I THE "SET OFF" APPLICATION FOR THE 7.789 ACRE PARCEL
This application is to proceed as a minor subdivision, not
as a set off. Upon receipt of a revised application and
application fee, the Board will proceed with their review
of the subdivision. A minor subdivision application is
enclosed for your assistance.
II PROPOSAL FOR SCTM# 1000-102-4-6
1. 'rhe yield map submitted is not in proper form. The map
must be revised to include the dimensions of all lots,
and also the land area for drainage purposes.
2. The Board is not in favor of the cluster map
submitted. The Board requests a cluster layout, with
lots reduced to 30,000 square feet in area, as shown
on the enclosed sketch (note that the sketch is for
concept purposes only, and is not drawn to scale.) As
noted above, the yield map is not in proper form, thus
the yield of the parcel has not been determined. The
cluster layout must reflect the number of lots allowed
by the yield map. The Board has reviewed the
topography map for the site, and requests that the
cluster layout be designed in order to avoid
development in the drainage swale and the low areas.

3. Lots numbered 1 and 2 are located off of Alvah's Lane
on the enclosed sketch. However, since both pieces of
property, SCTMI 1000-102-4-6 and
SCTMI 1000-109-1-24.1, are under the same ownership,
the Board requests that these two lots be located on
SCTMI 1000-109-1-24.1, rather than on
SCTMI 1000-102-4-6. In this manner, a buffer along
Alvah's Lane will be established.
III PROPOSAL FOR SCTMI 1000-109-1-24.1
1. The yield map submitted for this proposal is also not
in proper form. The map must be revised to show the
dimensions for all lots.
2. The Board is also not in favor of the cluster layout
submitted. The Board requests a cluster layout, with
lots clustered to 30,000 square feet in area, as shown
on the enclosed sketch. The cluster layout must
reflect the number of lots allowed by the yield map
unless the two lots from SCTMI 1000-102-4-6 are to be
included.
3. It is unclear from the map as to your intentions for
the existing farm buildings on the property. Please
clarify; if they are to remain, a subdivision of the
property encompassing the structures from the
remaining larger parcel may be in order.
Upon receipt of the items/revised maps as mentioned above,
the Planning Board will proceed with their review.
Please contact this office if you have any questions
regarding the above, or would like to set up a meeting with
Melissa Spiro to discuss the requested revisions.
