Yes, I have seen the site.
~R~ CORWIN: I dont~t ~ew whether you were there with any(me
familiar with~the lot lines. At least as far as the easterly
Beumdar,y is cOncerned, there is a-'natumal boumdary line made by
a falling off. On the Westerly boundSmy line there is a third
psmty o~ership, Edna Bennett. The property en the west is not
ewmed by Grace Raymond. If we are going to k~ep 100 feet as a
requirement, it would have te be carved cut. This doesnt? make
a matural let. I would ask you to give a not inconsiderable
weight that this was a piece of property on a subdivision map.
THE CHAIRNAN: When was it originally filed?
~R.-cORRqN: In 1927. Atthemgh, technically, the Bmilding
Inspector is _correct in assuming t~atwhen N~s. Raymond amd her
late husband bought the property, which was adjacent to property
em the Sound, there was not any intention of incorporating the
lamger property which was lighthouse property, we think this is
a case where a variance should be granted.

THE CHA~ The surveyors de net indica~e the exact acreage
probably because of the fact that there are irregalsm limes. It
is avery exceptional piece of property. I figure there is about
20,000 s~. ft. or plus. There is ne difficulty about acsess is
there?

~R. 0(~WIN: I don~t understand the question about dividing the
lot. It is not going to be divided.
~ CHAIRNAN: This piece here, (referring to map), was always
leased as a summer residence. This is more or less a natm~al

After investigation and inspection the Board finds that the
applicant requests permission for a variance in accordance with the
Zoning 0rdi~auce, A~ticle III, ~ection 303, for permission to set
off lot with less than 100-foot frontage. The Board finds that
there is am exceptionally ~nique topographical situation on the
ground amd adjoining the premises in question. Im conveying lots
on this map prior to the Zoning ~dinance the ?hen owners did not
fellow, in m~ay cases, the lot lines beoause of the topographical
conditions.

(eliminating Section 303), equally between two proposed lots.
After investigation and inspection the Board finds that the
applieamt requests permission to divide lot and approval ef access
to interior lot. The Beard finds that the applicant wishes to
make two lets facing Harbor Y~ane, with remainimg~land faci~g
Eugene Creek as a third let.~ This third let to be reached by
private road with access to Harbor Lane. The applicant proposes to
build a home on the interior lot (creek frontage) and sell the two
lets fronting on Ea~bor ~Y~ame - a public highway. This will give
access to the front lets~ on the town road amd the applicants will
maintain access to their home. It is proposed to locate the pri-
vate driveway (access) along the ~nertherly lime of the property.
The Board finds that strict application of the 0~dinance would
produce practical difficulties or unnecessary hardship; the hardship
created is unique and would met be shared by all properties alike
in the immediate vicinity of this property and in the same use
district; and the variance will not change the character of the
neighborhood, amd will observe the spirit ef the Ordinance.

~. JANES BAEER: I can,t see that an addition will do any
harm to the looks, of the neighborhood.
TNE OEAIRNAN: The newest decisions that have beem called to
o~r attention im~icate ~that this will net destroy the/character of
the neighborhoodS- It is a hardkhip ~ohave a garage construete~
which won.st accomodate an ordinary size car. There is no way tc
lengthem this garage to the south and east because of the addition
in back of the garage, Takimg this into-considera$io~, and also
if you a~e beyond the mtm. immm of 35 feet, we are talking about
something which is really megligible. Also, I believe there are
some houses in the neighborhood that are closer th~_~ this house
is to the street.
