The next meetings of the Planning Board will be held
May 5, 1975 and June 2, 1975.
Cro~na Land Lane.
On motion made by Mr. Moisa, seconded by Mr. Coyle,
it was
RESOLVED to hold a public hearing on the final map
of the subdivision known as "Crown Land Lane" subject to the
receipt of a covenant from Mr. Edson that there will not be
more than one dwelling on lot number 19.
Vote of the Board: Ayes: Wickham, Moisa, Coyle, Grebe
and Raynor.
On motion made by Mr. Raynor, seconded by Mr. Grebe,
it was
RESOLVED that topsoil cannot be removed from the
property owned by Julius Zebroski nor a map filed for a
minor subdivision unless the road is built to town speci-
fications.
Vote of the Board: Ayes: Wickham, Moisa, Coyle, Grebe
and Raynor.
A letter was directed to be written to Mr. Zebroski
telling him that our records indicate that he made two sales
of property in 1974 and as yet there is no record of a sale
to Gonzales as he stated. Lots B & C as shown on map only
have 100 foot frontage and cannot be sold without 150 foot
frontage. A copy of this determination is to be sent to
the Building Inspector.

RESOLVED to authorize the chairman to sign the map
of the minor subdivision of Werner Adel, Jr.
Vote of the Board: Ayes: Wickham, Moisa, Coyle, Grebe
and Raynor.
On motion made by Mr. Grebe, seconded by Mr. Wickham,
it was
RESOLVED that William Schriever be requested to send
twelve copies of map of subdivision of property in Orient
marked sketch plan showing road with cul-de-sac or loop
road instead of connecting with Village Lane.
Motion was carried.
Motion was made by Mr. Coyle, seconded by Mr. Grebe
and carried to adjourn the meeting. Meeting was adjourned
at ll:00 p.m.

In another subdivision similar to this one, tile
Town Attorney has recommended and the Planning Board
agreed that the following should be included in the
Covenants and Restrictions.

The Suffolk County Planning Commission at its regular meeting April 9,
1975, reviewed the above captioned proposed subdivision plat referred to it
pursuant to Section 1333, Suffolk County Charter. After due study and delib-
eration, it did take the following action:
The Map of Tut's Acres, as submitted, was disapproved.
The Commission also offers the following comments on the map:
It is recommended that access for the Map of Tut's Acres and the Map of
Werner L. Ade1, Jr., be coordinated so as to provide a single access point in
the manner recommended by the State of New York and that the other recommenda-
tions made by the State regarding the access point be carefully considered
and initiated in order to eliminate dual access points which condition can
create traffic carrying and safety problems on the State Road.

Reference is made to your letter dated February, 1975 asking
for this Department's comments on the above-noted site.p1an.
Our Traffic Department has studied the attached plan and
found the following:
The 50' Right-of-Way as shown on plan, Job #74-212, should also
include the adjoining 18' strip of land of owner Alma Suter.
A street intersection would provide one point of access for
both parcels. The intersection is to be designed perpendicular
to Route 25, and is to include 20' radii with concrete curb
returns. Include concrete curb and concrete sidewalk for the
frontage property.
please submit a detailed site plan of the intersection including
internal drainage system, curb lines, width of shoulders, edge
of pavement, location of N. Y. T. #448, New York State catch
basin with steel curb box, and relocation, if necessary, of
gradient of new roadway with pitch to new inlets.

The Suffolk County Planning Commission at its regular meeting February 26,
1975, reviewed the above captioned proposed subdivision plat referred to it
pursuant to Section 1333, Suffolk County Charter. After due study and delibera-
tion, it did take the following action:
The Map of Werner L. Adel, Jr., as submitted, was approved subject to the
following condition. When the owner of Lot 1 submits an application for a
building permit, a careful review should be made of his proposed grading plans
to insure that the topography of the plot is not changed so that storm water
run-off will be directed out onto the state road.

Dear Sirs:
Since our meeting with the Planning Board, we are awaiting
receipt of a map of final approval relative to the above minor
subdivision.
This matter has been pending for quite sometime, and we
should appreciate any effort on the part of the Board to bring
the matter to a prompt and final conclusion.
As was heretofore indicated to the Board, the rear lot in
this minor subdivision has been under contract of sale for some-
time, and unfortunately, the closing of title cannot take place
until we secure Long Island Lighting Company easements and recog-
nition of access. These matters are being held in abeyance
pending, of course, receipt of a finally approved signed map by
the Planning Board of the Town of Southo1d.
Anything that the Board might do to bring this matter to a
prompt conclusion would be greatly appreciatesl'.

A meeting to review several subdivisions was held at the
office of Superintendent Raymond C. Dean, Peconic Lane, Peconic,
at 10:00 A. M. on January 23, 1975. Present were Superintendent
Dean, Justices Louis Demarest and Martin Suter of the Highway
Corrnnittee and Mr. L. Tuthill, P. E.
It was agreed by all and requested that a 32' right-of-way
be made the full length of the property and include the 18' strip
of Alma Suter land to make a 50' right-of-way.

In connection with the above captioned minor subdivision
now pending before your Board, we enclose herewith covenant
not to further subdivide by the owner, which covenant is bind-
ing upon his successors and assigns, and is required by this
Board prior to approval of the application for the minor sub-
division.
If all is now in order, we should sincerely appreciate
receiving a duly signed map of the subdivision signifying the
approval of the Planning Board to the minor subdivision as
requested.
If there is anything further the Board may require,
please so advise, and we shall make every effort to secure
same.

DECLARATION, made this 30th day of August, 1974, by
WERNER L. ADEL, JR., residing at 1351 Woodside Avenue, Baldwin,
New York 11510, hereinafter called the "OWNER";
WHEREAS, the owner has title to certain lands situate,
lying and being at Cutchogue, in the Town of Southold, County
of Suffolk and State of New York, said lands being more particu-
larly described in deed dated the 28th day of September, 1972
and recorded in the Office of the Clerk of the County of Suffol
on the 13th day of October, 1972 in Liber 7261 of deeds at
page 219;
AND, WHEREAS, it is the ~rs intention that the afore-
said lands be subdivided into a minor subdivision consisting
of four residential lots;
NOW, THEREFORE, the following restrictive covenant and
agreement shall run with the land and be binding on all those
who purchase any residential lots heretofore described on the
minor subdivision map, as shown on map of Young & Young dated
April 3, 1974, and shall be binding on their heirs and assigns
and inure to the benefit of the owner of such lots on said
map of Young & Young dated April 3, 1974;
THE DECLARANT, does hereby warrant, covenant and represent
that on approval of the aforesaid minor subdivision by the
Planning Board of the Town of Southold, no further application
will be made to that board or to any other Board in the Town
of Southold to further subdivide any of the lots set forth in
said minor subdivision.
THAT the foregoing covenant shall bind the undersigned,
his heirs, successors and assigns, and any and all person or
persons who shall succeed to the ownership of any of the lots
shown on said subdivision map by transfer or otherwise.
