No widenings or reconstruction is presently planned for this County road
within the area of the subject site.
All access to both lots #1 and #2 shall be by way of Wickham Avenue and not
the more heavily travelled C.R. 48, Middle Road.

DESCRIPTION AND LOCATION OF ACTION:
Applicant proposes to subdivide 4 .7959 acres into two lots
located on Wickham Avenue at Mattituck. SCTM #1000-108-1-2.
REASONS SUPPORTING THIS DETERMINATION•
An Environmental assessment has been submitted, reviewed
and it was determined that no significant adverse effects
to the environment were likely to occur should the project
be implemented as planned.
The proposal is for two lots, both in conformance with
subdivision regulations.
The Board has requested a fifty ( 50) foot buffer along
Middle Road for screening purposes.
Vehicular access will be restricted from Middle Road, and a
common driveway will be located on Wickham Avenue.
Because there has been no correspondence received from the
Department of Health Services in the allotted time, it is
assumed that there are no comments or objections from that
agency.
Because there has been no correpondence received from the
New York State Department of Environmental Conservation in
the allotted time, it is assumed that there are no comments
or objections from that agency.

The following actions were taken by the Southold Town
Planning Board on Monday, June 5, 1989.
RESOLVED that the Southold Town Plannina Board start the
coordination process to determine lead agency and environmental
significance.
RESOLVED that the Southold Town Planning Board grant sketch
approval on the map dated April 24, 1989 subject to the
following:
1. The curb cut to be used for the common driveway onto
Wickham Avenue must be 20 feet in width. This revision
is to be shown on the final plan;
2. A covenant and restriction shall be placed on the lots
stating that there shall be no structures within fifty
feet ( 50' ) of Middle Road (C.R.48) . This fifty foot
( 501 ) area shall be planted as a buffer for screening
purposes. Further there shall be no driveways or other
vehicular access from these lots to or from C.R. 48.
Please note that the application has been sent to the
Suffolk County Planning Commission for review. You will be
notified when the Planning Board receives the Suffolk County
Planning Commission comments. The above covenant ( #2) should be
submitted to the Planning Board office after completion of the
Suffolk County Planning Commission review, as the Commission may
request additional covenants.
