The Town does not intend to do any typical road construc- tion in the 65 ft. length in question. However, there is no objection to the developer using the type of roadway in the 65 ft. length as recomended by Mr. Davis' RepOrt No. 450 for the access. y yours, cc: Mr. John Davis T LD Southold, N.Y. 11971 (516) 765-1988 July 1, 1985 Mr. Raymond Dean Superintendent of Highways Peconic Lane Peconic, NY 11958 Dear Mr. Dean: Enclosed is a survey for a subdivision known as "Alexander EnterpriseW'at Laurel. Main Road Jamesport, NY 11947 Re: Minor Subdivision for Alexander Enterprises Dear Mr. Saland: The following is offered for your information regarding the' right-of-way to Lot No. 3 within the above mentioned subdivision. The improvement of the right-of-way is not a condition of the subdivision approval. However, the right-of-way would have to be improve~ to the requirements of the Planning Boar~ prior to any building permits being issued for Lot No. 3. If you have any'questions, please don't hesitate to contact our office. Very truly yours, BENNETT ORLOWSKI, JR. ,CHAIRMAN SOUTHOLD TOWN PLANNING BOARD By Diane M. Schultze, Secretary cc: Building Department To: Bennett Orlowski, Chairman Report No. 450 Southold Town Planning Board From: John W. Davis Date: May 29, 1985 Re: San Andress - Saland Minor Subdivision at Mattituck - Map dated I/3/85 Access Road to Lots No. 3 and No. 4 Dogwood Lane, a 36 ft. width paved Town road with curbs and used for access to Lot No. 2 meets the north property lines of that lot. Sunset Drive, also a 36 ft. width paved Town road with curbs does not go to the northerly 50 ft. R.O.W. shown at Lot No. 4. This pavement stops 65 ft.l from the R.O.W. The total length of the access road will be 412 ft.2 from the end of pavement on Sunset Drive to the west side of Lot No. 3. Most of the north south R.O.W. and all of the east west R.O.W. is on topsoil and loam. Test holes show from 6" to 8" of that material. Recommendations: I. Width of road 16 ft~ centered in the 50 ft. R.O.W. For appearance and drainage, widen the access road to meet the existing pavement at Sunset Drive and meet the 16 ft. width in the first 25 ft. of length. Also, curve the 16 ft. width at the right angle turn in the R.O.W. Some clearing is necessary, a few small trees in the north south R.O.W. and heavy brush in the east west R.O.W. Clearing width to be 25 ft. where required. 4. Remove topsoil for a depth of 8". 5. Replace the topsoil excavation with 8" of sand and gravel (20Z of gravel) bankrun. This material to be graded to eliminate depressions in the existing profiles. 6. The surface to be covered with 2" of crowned compacted 3/4" stone blend. Note: Part of the north south access road will'drain into Sunset Drive. There are catch basins right and left on Sunset Drive280 ft. from the present south end. The small amount of runoff from this subdivision should not affect the existing drainage system on Sunset Drive. John W. Davis cc: R. C. Dean, Superintendent Southold.
