Dear Mr. Hughes:
The Planning Board has reviewed your inquiry in regard to the
above mentioned parcels as to whether or not they are indeed
three single and separate parcels.
It is the Planning Board's understanding that the three lots
(Parcel No. 4, Parcel No. 5 and Parcel No. 6) shown on the map
of Property surveyed for Robert G. Hughes and Eleanor Van
Blarcom Hughes are pre-existing lots, created prior to the
enactment of either the Zoning Code or the Subdivision
Regulations of the Town of Southold. The three lots exceed the
minimum lot area requirements for the R-80 Zoning District and
are recognized as three single and separate lots by the Planning
Board.
Please note that this letter does not guarantee that the
individual lots are buildable lots as additional permits
(Health Department, access approval, etc.) are necessary prior
to the issuance any building permits.
