This is a "B" zone and a retail store is a permitted use. The parking in front is dangerous as cars have to back onto the Main Road, however there is ample parking in the rear. You may remember that you and I did a field inspection when the Day Care Center was planning to move there. The Board would like to know if you think a site plan is required? Please be advised that a Child Care Center as defined by Town Code is for fewer than five children. Your letter states that you plan to have approximately forty children. This use would be considered a Nursery School and would be a permitted use by Special Exception of the Board of Appeals in this General Business (GB) Zone. r The Board feelsl however, that this site is not an ideal location for this proposed Nursery School due to the fact that the property is on the Main , Road and the arrival and departure of forty children plus staff could , create unsafe traffic conditions.:J ~ location off the Main Road would be much safer when entering and exiting the property with this number of cars containing children. ~ave the right to file a site plan application and to apply for a Special Exception from the Board of Appeals. kV~~ Iad<::.-of! . This is a two-story building owned by Mr. Charles Witzke located on l\1aln rd. acroh from Mullen Motors. As Mr. Witzke maintains a residence upstairs, we would only be ntiliZ/rg the do',.vnsrairs. The approximate square footage of the downstairs is two thousand. sq. ft. Th~, building is air c')llditioned and contains two bathrooms. ]t is also conveniently segro:gated in:to sev~ral rooms which v.ould be utilized lor different activities (ie, arts and crafts, constructivb plays,quiet time, etc.). The building also has beautiful bay windows which would't,c seasod~lly decorated with the children'~ artwork and drawings for all to enjoy. Presently ther~ are six : i independent phone lines con1ing into the building which would be used for at leasl two sepw~te ' . phones as well as a proposed multimedia station. The building is beautifully main~,jncd an~ yery I: cl<Jlllr and we anticipate little or no renovating would be needed to conform to New York Stale guidelines (of course, any needed work would never proceed without approval fro.lIl Mr. W(ttke :, and the Southold Town Building Department). Presently, there is parking available for up t~ I twenty vehicles. . . We are proposing a facility which would accommodate approximately for1y children \Vil~ a full time staff of six, a paJHill1e staff of six, a support staff of four and a volunteer staff of fpur workipg in shifts. All staff members will have met the guidelines set forth by the ~ew YorK State Office of Children and Family Services and the New York State Department of Soda 1 Servj.;es and p~ssed all required screening processes. In addition all staff members will be hained : : anl\uaHy in basic first aid and CPR. Furthermore, all qualilicdjob applicants residing in SO\lthold town will be given special consideration.
