Enclosed are two copies of our preliminary subdivision and site plan for a proposed eight-unit
development at the captioned site.
We are proposing changing the zoning for a portion of the property to AHD while leaving the
frontage along Whistler Ave. as HD. Current zoning for the property is HD and R-40.

Subdivision of the property will allow for two single family houses on separate lots fronting on
Winthrop Drive, each with an area greater than 10,000 sq. ft., one lot with two duplex houses
fronting on Whistler Ave. with an area of 40,026 sq. ft. and the remaining area available for eight
duplex units.
We have shown duplex houses approximately 32' x 48'. This will allow 1400 -1500 sq. ft. per
unit.
