Re:
Proposed Expansion of
Cooke Marina , Mattituck
SCTM ~ 1000-106-4-1
Dear Mr. Bonacci, P.C.,
The Planning Board has reviewed your request for a site
plan waiver.
It has determined that a site plan should be submitted for
the proposed expansion of the marina, which is to include an
increase in the number of boat slips, additional parking, the
creation of an outside boat storage area, and the addition of a
travel lift.
The site plan should include the following information:
1. Existing and proposed grades, if any changes are
proposed.
2. Proposed number of boat slips.
3. Parking calculations based on proposed number of boat
slips and proposed use of those slips: e.g. commercial
vs. recreational. The parking area should be designed
to accomodate the commercial traffic (e.g. pick-up
trucks) and the travel lift operation.
4. Lighting plan.
5. Landscaping plan. ~
6. Drainage calculations.
7. Zoning District, Tax Map Number.
8. Buildings to be removed.
It is the Board's understanding that there will be no
dispensing of fuel at this marina, and that all underground fuel
storage tanks that were on the property have been removed.
Upon receipt of twelve (12) copies of the site plan, the
Planning Board will start the coordinated environmental review
process with the Board of Trustees and any other agencies that
may wish to coordinate with the Town.
The proposed site plan that was submitted to the Planning
Board on May 16th is a good base map. However, the Board would
prefer that the land details be drawn at the 1"=20' scale in
conformance with the new site plan ordinance which was adopted
by the Town Board on May 23rd, and which will be effective upon
its filing with the State of New York.
If there should be any questions, please do not hesitate to
call Valerie Scopaz.

Gentlemen:
Pursuant to the instructions from the Town Planner and the
Building Department, we have submitted under separate cover two
copies of our proposed site plan modifications, together with the
application fee of $35.00.
As you are aware, the site was operated as a motel/restaurant/
full services marina. After it was destroyed by fire many of the
original structures were removed excepting their foundations. The
site, however, has continued to be used as a marina. The original
application was granted for the replacement of the original dock
system. We would like to modify this application to include the
original floating dock along the bulk head and exclude the tee
dock. We ask that we be granted permission to install pilings and
associated finger docks as shown on our site plan.
We have taken the liberty of enclosing a copy of our letter to

our opinion that the proposal is consistent with current zoning

Design of how parking area would
function. The parking area should be designed
to accomodate the commercial traffic (e.g. pick-up
trucks) and the travel lift's operation.
4. Lighting plan.
5. Landscaping plan.
6. Drainage calculations. |6~.~5~t~:~
7. Zoning District, Tax Map N
8. Buildings to be removed.
It is the Board's understanding that there will be no [
dispensing of fuel at this marina, and that all underground fuel
storage tanks were removed from the premises.
Upon receipt of twelve [12) copies of the site plan, the 7
Planning Board will start the coordinated environmental review
process with the Board of Trustees and any other agencies that
may wish to coordinate with the Town.
The proposed site plan that was submitted to the Planning-~

prefer that the land details be drawn at the 1"=20' scale in ~
conformance with the new site plan ordinance which was adopted~

Dear Ms. Cibulskis,
The following information is being requested of the
Planning Advisory Service: '-
1. Optimum hotel/motel room size for business type hotels.
2. Optimum hotel/motel room size for tourist type hotels.
National average room size for the above-noted types
of hotels/motels.
Recommended hotel/motel design for business and
tourist types of hotels.
By way of explanation, I am using the term "business" hotel
to define those motels and hotels that are designed for and
cater to businessmen. I need information on smaller convention
centers and business hotels of one hundred rooms or less, as
opposed to large urban hotels. (Southold is a small town
(population 21,000+) where all buildings are 2 and one-half
stories or less.)
I have no access to any planning source materials due to
the lack of a university planning program in the area, so any
source material you can send would be greatly appreciated.

creation of a low burm approximately 5' west of the existing bulk
headline. The regrading will also allow for the "outside storage"
of boats.
5. Excepting clean up of the upland portion of this project and
the western most entrance, reconstruction should be limited to
the area below the 15' contour line.
6. The existing office and storage building are to be modified
to accommodate the proposed facilities. -/~/-~,~ ~/~/~ / ~;
7. In order to allow for on site haulage of boats, the pilings
surrounding one of the commercial slips will be reinforced and
capped with a steel beam to accommodate a travel lift.
Since our construction is only of a minor nature, we ask that the
Planning Board review our proposal and guide us in the submission
to the appropriate agencies. The delays which we encountered were
beyond our control, we ask that the Town expedite the processing
of our application to afford us the opportunity to be in service
for the 1989 season.
We look forward to meeting with you and the representative
Building Department on Wednesday, May 10,
of the
1989 at 10 AM.
