Dear Mr. Olsen:
The enclosed application for your minor subdivision
does not meet the present zoning requirements of 80,000
square foot lots. Although your application was distributed
and reviewed by each member of the Planning Board, it did
not receive sketch approval prior to May 20, 1983 on which
date the Southold Town Board legislated new zoning require-
ments as noted above, and is therefore being returned.

Please be advised that I represent Howard Rosenstone, a contract
vendee, from James and Daphne Horton. The Planning Board has just
approved a set-off of the Horton house from the acreage, which is
being sold to Mr. Rosenstone. I am enclosing, herewith, an original
and one copy of the Planning Board Application for a three-lot
minor sub-division of the acreage, as well as three co ies of a survey
prepared by Young & Young.
