Dear Mr. Brawner:
The following action was taken by the Southold Town Planning
Board at a regular meeting held June 6, 1977.
RESOLVED to grant sketch plan approval to the minor subdivision
of property of David Brawner as outlined on map amended April 1.
1977, subject to covenants and restrictions being presented that
the remainder of the property will not be developed unless it is
presented as a major subdivision.
You have presented these covenants and restrictions and I
have placed them in the office file.
Please present six copies of the map just showing the speCific
area involved for the minor subdivision with metes and bounds.
Complete the enclosed application in duplicate; a description of
the property involved, a $40 application fee should be returned
to this office along with the ap)lication. At that time, the
matter will be scheduled for a public hearing.

Gentlemen:
Enclosed are six copies of the plot plan of my proper-
ty with the notation "Reserved for future dedication to the
Town of Southold" for the access road. Also enclosed is an
executed copy of covenants indicating future development will
be made within the restrictions of a major sub-division.
The delay in submitting these documents, requested at the
Board meeting of February 7th, was occasioned by a sudden
change in my family's plans. A year ago I sold to my son-in-
law, Jeremy Bell, the lot noted on the plot plan so he could
build a home. He has accepted a business position in the
Washington D.C. area and has moved. I have repurchased the
lot and house and for the immediate future the daughter for
whom the additional lots were requested will live in that house.
I would still like to proceed with the approval of the new
lots however, since I plan to ultimately build for her and for
my son should he move to Orient.

DECLARATION made this fId day of March, 1977, by DAVID M.
BRAWNER and JEANNE M. BRAWNER, residing at Main Road, Orient, County of
Suffolk, State of New York, hereinafter called "OWner"; I
WHEREAS the OWner has title to certain land situate lying and being atw
Main Road, Orient, in the Town of Southold, County of Suffolk and State of Ne
York, said lands hereinafter being more particularly described; and
WHEREAS, it is not now the OWner's intention, and no definite plans
have been made, to the effect that the aforesaid lands be subdivided into one
or more main subdivisions; nevertheless in consideration of any such future
intention or such future plans that the aforesaid lands be subdivided into one
or more subdivisions;
NOW, THEREFORE, the follOWing described lands shall be restricted
as hereinafter set forth:
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being the Town of Southold,
County of Suffolk and State of New York bounded and described as follows:
BEGINNING at a point on the southerly side of Main Road (New York
State Route 25) where the same is intersected by the divis ion line between the
westerly s ide of land now or formerly of Wilson and the northeast comer of the

seconds east 570.00 feet; and (2) north 70 degrees 49 minutes 40 seconds east

heirs, successors or aSSigns and any and all person or persons who shall
