Dear Mr. Celie:
The enclosed application for your minor subdivision
does not meet the present zoning requirements of 80,000
square foot lots. Although your application was distributed
and reviewed by each member of the Planning Board, it did
not receive sketch approval prior to May 20, 1983 on which
date the Southold Town Board legislated new zoning require-
ments as noted above, and is therefore being returned.

Dear Henry:
As per your suggestion please find attached proposed plot plan
for property located in Gardiners Bay Estates which is presently
under contract to my client, Mr. Edward Deutch. Please note that
the application was submitted with the anticipation that the
dividing boundaries between the two lots would be left up to the
discretion of the Planning Board and were therefore penciled in
merely as a guide line.
Considerable progress has already been made with the Department
of Environmental Conservation and I am confident that approvals
are forthcoming within several weeks.
It should be noted that this property exhibits several charac-
teristics which make it unique. These include the ownership of
land lying under Cedar Lane, Beach Court and those lots indicated
as No. 167 to 172 which are underwater.
Should you or any of the Board members have questions regarding
this proposed subdivision feel free to contact me as soon as
possible.so we may proceed in an orderly fashion. r would very
much appreciate all.the assistance and advice I can receive.
