After due study and deliberation it resolved to dis- approve said map for the following reasons: Creation of a subdivision with substandard lots, that is, lots whose areas are considerably less than the minimum required by the zoning classification of the property, constitutes an over intensification of land use in a groundwater sensitive area in what is meant to be a low density area. Such action could establish a precedence for future subdivisions of this kind which would essen- tially be a circumvention of the Town Board's action taken over the past year to upzone these groundwater sensitive areas.
