Dear Mr. Clark:
The following action was taken by the Southold Town Planning Board,
Monday, May 24, 1982.
RESOLVED that whereas, a formal application for the approval of a
subdivision plat entitled "Reliable Associates" located at
Mattituck was submitted to the Planning Board on November 20, 1981
and, a filing fee in the amount of $75 was paid on January 7, i982 and,
WHEREAS, a public hearing was held on said subdivision application
and plat at the Town Hall, Southold, New York, on April 26, 1982 at
7 : 30 p. m., and
WHEREAS, the requirements of the Subdivision Regulations of the Town
of Southold have been met by said subdivision plat and application,
NOW, therefore, be it RESOLVED that the application of Reliable
Associates for approval of said subdivision plat prepared by
Young and Young. dated January 27, 1982 , be approved and the
chairman be authorized to endorse approval on said subdivision plat
subject to the following condition :
The parcel designated as 3A, to be conveyed to the northerly
parcel now or formerly Vincent & Stella Bialeski, is a non-
buildable lot as this parcel is under 40,000 square feet.

NEGATIVE DECLARATION
May 10, 1982
Pursuant to Article 8 of the Environmental Conservation Law
state Environmental Quality Review Act and 6NYCRR Part 617, Section
617.10 and Chapter 44 of the Code of the Town of Southold, notice is
hereby given that Southold Town Planning Board as lead agency for
the action described below has determined that the project will not
have a significant effect on the environment.
DESCRIPTION OF ACTION
The minor subdivision of Reliable Associates is a three-lot
subdivision located at Mattituck.
The project has been determined not to have a significant
effect on the environment for the fOllowing reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project
be implemented as planned.
Because there has been no response in the allotted time
from the New York State Department of Environmental
Conservation it is assumed that there is no objection
nor comments by that agency.
The Suffolk County Department of Health Services has
indicated its agreement with the lead agency designation.
A precursory review indicates conditions are suitable for
individual sewage disposal systems, however, problems may be
encountered with obtaining potable water due to the effects
agriculture on the groundwater supply
The project will meet all the requirements of the Code
of the Town of Southold Subdivision of Land Regulations.

significance has been made.
RESOLVED that the Southold Town Planning Board approve the sketch
map of Reliable Associates, located at Mattituck, dated November 4,
1981 and amended January 27, 1982.
RESOLVED to set April 26, 1982 7:30 p.m., Southold Town Hall, Main
Road, Southold, New York as the time and place for a public hearinq
on the question of approval of the minor subdivision entitled Reliable
Associates, located at Mattituck.
In order that we might expedite necessary referrals to county and
state agencies, we ask that you submit six (6) copies of the final
map to our office as soon as possible. We also request a legal des-

Gentlemen:
Referred to you herewith for your consideration and determination
pursuant to Section 106-13, et seq. of the Code and the established
procedures is the following:
Joseph Yaboni and Myron Hauptman (by William J. Clark, Esq.)
Appeal No. 2926. Applicants wish to divide premises into three
parcels as follows: Lot 1 containing an area of 40,497 square
feet; Lot 2 containing an area of 86,694 square feet; and Lot 3
containing an area of 41.267 acres. The premises in question is
located at the southeast corner of Elijah's Lane and Oregon Road,
Mattituck. Several buildings are existing on these premises and
a copy of the proposed minor subdivision map is attached herewith.
The Building Inspector has disapproved applicants' application to
subdivide and create three lots due to insufficient sideyards on
proposed Lots 1 and 2, and a copy of his disapproval is also attached.
