I have summarized the items discussed at our meeting, on 3/28/02, as follows: 1. Proposed site is in district A-C (Agricultural Conservation) in a C-3.1 Zone. 2. Water supply, and septic system will need to meet state health dept. requirements. 3. Bruce Nagel to research property deed restrictions, possible landmark status on any existing structures, primary site egress, and fresh water wetlands status for pond. 4. Use Regulations Section 100-31/A(1) which states one dwelling is allowed on each lot. A secondary bunkhouse or guest lodging on the same parcel of land is not permitted per this city regulations. 5. A copy of the Town of Southold Usc Regulations was distributed to all meeting attendees for reference on this project. 6. The property owner will have to declare his intended use of the property (regarding wine tasting, and future public uses) 7. Site plan review will be required for any proposed structure on property. 8. All accessory structures (barns) with proposed second floors will have to comply with state codes (handicap accessibility requirements, light and air requirements, on site parking etc.) 9. A variance will be required to combine two uses (single family, agricultural operation) on a single plot of land. 10. Setbacks are not a concern on the proposed structures, but will have to be maintained between different building types. 1 t. Maximum building height is 35' above median grade. 12. Dear Ms. Scopaz, This is in response to a letter dated May 23, 1988, from Howard W. Young, Land Surveyor, for the above referenced project. We had previously outlined in our initial review letter dated December 4, 1987, concerning this project, the locations where drainage structures would be require on existing town roads. This matter, not specifically for this project, but relative to all proposed projects to be constructed along existing roads in which drainage would have to be addressed, was previously discussed with Mr. Jacobs, members of his staff, and ourselves. Drainage facilities (catch basins, leaching pools, etc.), would be required at low points along existing roads adjoining the subdivision to alleviate existing or potential flooding conditions. The topography as shown on the preliminary plan should be sufficient for determining the tributary area for the design and capacity of the drainage structures, and also for their placement along the road. A brief summary of our comments and findings is as follows: 1. The alignment and grading of the proposed road (off Elijahs Lane) into the site is acceptable. e Eliminate the 10 leaching pools in the Cul-Da-Sac of the proposed road. In lieu of these leaching pools, construct a recharge basin (or retention pond) of sufficient capacity to handle the runoff from both sections 1 & 2. 3. Provide a test hole in the drainage area noted above. e Provide catch basin/leaching pool systems at the low points of the existing roads. Dear Mr. Orlowski: In accordance with your request the staff has examined the proposed subdivision layout for a 115.6580 acre tract reputedly owned by (not stated) and offer the following comments on the proposal for your use. Staff comments on a preliminary map, however, do not constitute a review of the map by the Suffolk County Planning Commission. When this subdivision proposal has been finalized it is to be referred to the Commission for review pursuant to Section A14-24 of the Suffolk County Administrative Code. 1. The layout appears to be generally satisfactory. A note should be placed upon the final map prohibiting the use of Elijah's Lane as a means of vehicular ingress and egress for Lots 9 & 18. Ail vehicular access to these lots is to be by the proposed street not closer than 50' from the ends of the short radius curves. 3o Adequate drainage structures are to be provided to contain on-site all stormwater runoff resulting from the development and improvement of this property so that the stormwater will not flow into the right-of-way of North Road, a county road. The following information should be included with the referral of the proposed final plat to the Suffolk County Planning Commission.
