No sign 01' any kind shall be displayed to the public view on any lot except one professional sign 01' not more than one square foot, one sign 01' not more than five square'feet advertising the property for sale or rent, or signs used by a builder to advertise the property during the construction and sales period. 2. No fences erected on any lot shall have a greater height than four (4) feet and no fences shall ~e erected in front of the front line of the residence on any lot. 3. No dwelling shall be permitted on any lot unless the groun floor area of the main structure, exclusive of one story open porches and garages, shall be not less than 1,050 square feet. The building set back line should be fifty (50) feet from Little Neck Road. 7. No lot shown on said subdivision map shall be subdivided or conveyed as separate parcels, except that nothing herein shall preclude Mary Zeneski from adding to a plot a part of another adjoining plot. 8. No noxious or offensive activity shall be carried on upon any lot, nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighborhood. 9. No structure of a temporary character, trailer, basement, tent, shack, garage, barn or other outbuilding shall be used on any lot at any time as a residence either temporarily or permanently. 10.
