The following action was taken by the Southold Town Planning
Board at a regular meeting held January 20, 1981.
RESOLVED that whereas, a formal application for the approval
of a subdivision plat entitled Minor Subdivision of Dante and Helen
Catullo was submitted to the Planning Board on November 21, 1980,
and an application fee of $50 was paid on November 21, 1980, and
WHEREAS, a public hearing was held on the said subdivision
application and plat at the Town Hall, Southold, New York, on
January 5, 1981 at 7:45 p.m., and
WHEREAS, the requirements of the Subdivision Regulations of
the Town of Southold have been met by said subdivision plat and
application,
Now, therefore, be it RESOLVED that the application of
Dante and Helen Catullo for approval of said subdivision plat
prepared by Young & Young dated October 25, 1962 and amended
November 18, 1980, be approved and the chairman be authorized to
endorse approval on said subdivision plat.
If you will send me two additional copies of the map I will
have the chairman sign same and return one to your office.

NEGATIVE DECLARATION
January 20, 1981
Pursuant to Article 8 of the Environmental Conservation Law
State Environmental Quality Review Act and 6NYCRR Part 617,
Section 617.10 and Chapter 44 of the Code of the Town of Southold,
notice is hereby given that Southold Town Planning Board as lead
agency for the action described below has determined that the
project will not have a significant effect on the environment.
DESCRIPTION OF ACTION
The minor subdivision of Dante and Helen Catullo is a two
lot residential subdivision located at Mattituck.
The project has been determined not to have a significant
effect on the environment for the following reasons:
An environmental assessment has been submitted which
indicated that no significant adverse effects to the
environment were likely to occur should the project
be implemented as planned.
Because there has been no response in the alloted time
from the New York State Department of Environmental
Conservation it is assumed that there is no objection
nor comments by that agency.
The Suffolk County Department of Health Services has
indicated that conditions are suitable for individual water
supply wells and septic tank systems.
The project will meet all the requirements of the Code
of the Town of Southold Subdivision of Land Regulations.
Further information can be obtained by contacting Ms. Muriel

Northerly side of Reeve Avenue (also known as
Baile Beach Road) approximately 778 feet westerly
from Soundview Avenue, Mattituck, New York.
Dear Mr. Raynor:
The Suffolk County Planning Commission at its regular meeting on January 14,
1981, reviewed the proposed subdivision plat entitled, "Minor Subdivision - Dante
and Helen Catullo", referred to it pursuant to Section 1333 of the Suffolk County
Charter. After due study and deliberation it resolved to approve said map sub-
ject to the following eight conditions deemed necessary to help preserve the
natural and aesthetic attributes of Long Island Sound:
1. No residential structure shall be located within 100 feet of the top
edge of the bluff.
2. No major nonresidential structures, such as, swimming pools, garages,
etc., shall be permitted to be constructed or located within 50 feet of
the top edge of the bluff.
3. No grading shall be permitted within 50 feet of the top edge of the bluff
except that that may be necessary to control or remedy erosion or to
divert stormwater from flowing over the edge of the bluff.
4. Clearing and cutting of vegetation, particularly undergrowth, within 50
feet of the top edge of the bluff shall be limited to that necessary for
maintenance.
5. No sanitary disposal facilities shall be constructed or located within
100 feet of the top edge of the bluff.
6. No stormwater runoff resulting from the development and improvement of
the subdivision or any of its lots shall be discharged directly over
the top edge of the bluff or down the face of its slope in any manner.

7. Access to the beach at the toe of the bluff shall be restricted to a
single structure. Said access structure shall be designed and con-
structed in a manner that will result in the least disturbance to the
stability of the bluff.
8. Adequate drainage structures shall be constructed on the property to
retain on-site stormwater runoff created by the development of the prop-
erty so that it does not flow into Reeve Avenue from whence it may be
carried into the tidal meadows bordering Mattituck Creek.
In addition to these requirements the subdivision shall also be made subject
to meeting the requirements and standards of the Suffolk County Department of
Health Services.
