Mr. Wickham: Mr. Piscitello met with the Town Attorney, our Engineer, myself, the vice-chairman, Mr. Rap-nor, in the office of the Town Superintendent of Highways and we went over this and Larry agreed with Young to work it out the best possible way. It was Alden Young that was there. Mr. Wickham declared the hearing closed. Mr. Wickham: The provisions are that you will submit a final map and we will act on it just as soon as we can. Usually, it takes longer to get the bond set up so usually we approve subject to notice received in this office that the Town Board has accepted and has in their possession the bond. We have to receive notification from the Town Clerk that the bond is in their hands before we can sign the map. We will send it to the County immediately upon receipt of it. On motion made by Mr. Raynor, seconded by Mr. Grebe, it was RESOLVED to grant approval of the preliminary map of the subdivision known as "Highland Estates" dated March 27, 1975 and including overlay 4B dated March 28, 1975. At that time, I wished to have o0nfirmed that the above property had been properly subdivided so that r~y client oould purc~hase same and construct a residence. Cutchogue Dear Henry: The other day you discussed with me the above subdivision and asked for direction. As I understand it, an application for a minor subdivision of the property was filed with the Planning Board in 1975, and that a hearing was held thereon on due notice and, there- after, the Planning Board adopted a resolution approving the same subject to the applicant making certain street and drainage improvements. As I understand it, some of the improvements may have been made, however, some improvements remain to be completed. I also understand that some of the lots in the subdivision have been conveyed out. You have asked that I advise you of how to handle this situation. I would suggest that, in lieu of the construction of the improvements, the Planning Board require the deposit of funds with the Town in any amount sufficient to complete the required improvements. Mr. Cuddy presented a preliminary map showing a cul-de-sac rather than a through-road to Village Lane. Because of the fact that this is within 500 feet of meadowlands, it was necessary to send it to the Suffolk County Department of Planning. They wrote and asked for a "Tidal Wetlands" letter and an indication of how the runoff was going to be treated so that it would be returned to the ground. The Planning Board has required them to put in a twenty foot road paved 150 feet along lot #1 and to the red line on the private road going to the meadow. Mr. Van Tuyl sent in a map showing quite a few leaching basins which the Planning Board didn't think were necessary. They did say they wanted two leaching basins at the intersection of Pine Tree Road and the private road. I checked with Ray Dean and he asked that I refer it to you for your recommenda- tions.
