The following action was taken by the Southold Town Planning
Board, Monday, July 14, 1986.
RESOLVED that whereas a formal application for the approval of
a subdivision plat entitled Creative Ventures located at
Main Road, Cutchogue was submitted to the Planning Board on
June 24, 1985 and, filing fee was submitted on June 24, 1985~
WHEREAS, a public hearing was held on said subdivision application
and plat at the Town Hall, Southold, New York, on June 23, 1986
at 8:00 p.m., and
WHEREAS, the requirements of the Subdivision Regulations of the
Town of Southold have been met by said subdivision plat and application,
NOW, therefore, be it RESOLVED that the application of John F.
deReeder for approval of said subdivision plat prepared by Young
and Young last dated September 6, 1985 be approved and the
Chairman be authorized to endorse approval on said subdivision

Prior to the issuance of a New York State Highway Work Permit, the following
irons must be addressed:
1. Resubmit intersection detail. Increase repaving width to white edge line
on Route 25.
2. LILCO Pole #189 is very close to proposed curb line. If relocation,of
pole is necessary, our inspector will advise you during construction.
3. There will be no direct access from lot #1 to Route 25. Kindly confirm
this in your next submission.
Resubmission of revised plans ~n~st be identified as revisions and m~st refer
to our case number. Failure to provide this information will delay the
processing of your permit.

Minor Subdivision - Creative Ventures
Southeasterly side of Main Road, New York State Route 25,
357 feet northeasterly from Eugene's Road, New York.
The Suffolk County Planning Co-~,~ ssion at its regular meeting on December 4,
1985, reviewed the proposed subdivision plat, entitled, '~inor Subdivision -
Creative Ventures", referred to it pursunnt to Section 1333 of the Suffolk County
Charter. After due study and deliberation it resolved to disapprove said map for
the following reasons:
The proposed subdivision will result in the creation of two landlocked
parcels; that is, parcels that do not have frontage on an existing or
proposed public road. The creation of such lots is contrary to good
subdivision layout principles and creates problems as far as access by
emergency and service equipment is concerned; this could result in
health, safety and welfare problems for the future residents of these
lots. Creation of landlocked lots also places the Zoning Board of
Appeals in the awkward position of having to grant a building permit
for each of these lots under Section 280-a of the Town Law as the
future owners of these lots cannot be held responsible for the
landlocked nature of the parcels.
The angle that the driveway makes with Main Street is less than that
considered to be the minimum acceptable. All driveways should
intersect a main road at an angle as close to a right angle as
possible, but in no case no less than 70".

Dear Sirs:
I spoke this morning with Diane Schultze, secretary to the Planning
Board, regarding my application for a subdivision of three lots on
eight acres in Cutchogue in the name Creative Ventures. Ms. Schultz
informed me that the Board would like to see the upland bulk of Lot
~3 appear on the survey.
We have altered and refined our map several times before submitting
it to the Planning Board. To proceed in a timely fashion, we have
asked our engineers, Young and Young, to provide us with suitable
preliminary maps for purposes of our application. As we anticipated
the possibility of rearranging lot lines at the recommendation of the
Planning Board, we felt that exact computation of the lot bulk was
premature. Areas of Lots ~1 and ~2 were included on the submitted
map only to assure the Planning Board that these lots met the
standards for lots in A-80 use district.
Based on measurements that were taken at the time the parcel was
purchased, the contiguous upland property totals approximately
246,860 square feet. Our submitted Application for Approval of Plat,
Item ~10, states that our wetlands total about 106,000 square feet,
which discludes approximately 11,000 square feet of upland on the
island at the northeast corner. Lot ~3 therefore includes an upland
bulk of approximately 97860 square feet.
This morning I asked Young and Young to provide us with maps revised
to include the upland bulk of Lot ~3. I am hopeful that they will
prepare new maps at their first opportunity. However, it has taken
them over a year to provide us our first submittable maps, and I am
not particularly hopeful that new maps will be in our hands at any
time in the near future.
I would appreciate if the Planning Board would kindly consider
furthering our application for subdivision while we await our revised
maps. Thank you for your consideration.
