In preparation of subdivisions after receipt of this letter of October 31, 1973, we have endeavored to comply with this regulation. However, I still feel very strongly that your regulation requiring as many lots at or below the grade of streets is very poor engineering. The preliminary map of "Oregon View Estates" was prepared by us on May 24, 1973 and submitted to the Planning Board of the Town of Southold, which was shortly after your regulations were amended and long before your letter regarding "Elijah Lane Estates" . I was pleased to learn Mr. Tuthill was reviewing subdivision maps for your Board and his remarks and criticisms are and will be helpful in preparing future subdivisions. After due study and deliberation, it did take the follow- ing action: Be It Resolved, that the Map of Oregon View Estates be approved, since no known federal, state, or county development policies will be effected by the map, provided that access to Lots 1, 23, 24, and 39 is restricted to the proposed development streets and that driveway access to those lots from the development streets be placed as far as possible from the county road in order to protect the safety and traffic carrying capacity of C.R. 27. The Commission also offers the following comment for your use and consid- eration: The town should undertake a review of its storm-water drainage requirements in its subdivision regulations as it is felt that they are minimal.
