DECLARATION OF
COVENANT AND RESTRICTION
DECLARATION made this 27th day of November , 1984, by MARY
IESKOURIS, residing at 69-08 Ditmars Boulevard, Jackson Heights,
New York, hereinafter called the "Owner".
WHEREAS, the Owner has title to certain land situate, lying
and being on the northa~este~l~ s~e, o~, O~egon ROad at Mattituck
Town of Southold, County of Suffolk and State of New York,
Suffolk County Tax Map District 1000, Section 095.00, Block
01.00, Lot 001.000, and
WHEREAS, it is the intention of the Owner that the aforesaid
land be subdivided as shown on "Map of Property Surveyed for
Mary Meskouris" prepared by Roderick Van Tuyl, P.C., amended
February 8, 1984; and
WHEREAS, the Planning Board of the Town of Southold on
July 30, 1984 did approve the subdivision of a parcel by
approving a set off of lot denoted ~2 containing 80,000 square
feet as shown on the aforesaid map and more particularly
described in Schedule A which is attached hereto.
WHEREAS, the Planning Board of the Town of Southold resolved
on July 30, 1984, there should be placed on the lot denoted
~1 containing 32.35 acres as shown on the aforesaid map a~d more
0articularly described in Schedule B which is attached hereto,
covenant and restriction concerning the further subdivision of
ot #1.
NOW, THEREFORE, lot #1 as shown on the minor subdivision "Map
~f Property Surveyed for Mary Meskouris" prepared by Roderick Van
Tuyl, P.C. amended February 8, 1984 shall be subject to the
following Covenant and Restriction:
1. Any subdivision of Lot No. 1 which contains 32.35 acres
and is more particularly described in Schedule B attached hereto
Nill have to be a major subdivision approved by the Southold
town Planning Board.
DECLARANT does hereby further warrant, covenant and repre-
sent that the foregoing covenant and restriction shall bind the
undersigned, her heirs, successors and assigns, and any and all
