DEVEL06`'RS STATEMENT AS TO PURPOSES AND AIMS
It is the developers intention to create as beautiful a development
as is possible, one which will increase in value as time passes because
of the meticulous attention to landscaping and the quality of construction
of the dwelling houses thereon,
1. All trees larger than six inches in diameter will be accurately
mapped, plotted and numbered. It will be forbidden to cut any of these
trees without permission in writing of developer. It is inthnded that the
natural forest presently growing on the property be maintained and
beautified,
2. All houses erected at Old Town Park must first receive prior
architectural apprpval of the developer. Minimum dwelling size will be
1200 square feet.
3, All the houses will be oriented in order to take advantage of
the best view with greatest southern exposure in order to maximize the
advantages of solaf heating. The dwellings will not be placed in a line
and each dwelling will be screened from its neighbor by evergreen plant-
ings in order to increase privacy and beauty,

5. The vacant land will be deeded to a not for profit corporation
named the Old Town Park Association which ]WIll have as many shares as
there are lots in the development. As each lot is'sold, the deed of pur-
chase will include therein one share in the'satd.notlor profit corporation
which will be appurtenant and pass with title. In fact each of the lot
holders will not only own his own lot but will also own one undivided share
In the park and recreation `vacant lands,
B. All the dwellings to be built in this development will be
built above 5' contour and if possible within the wooded area. ,
7. All houses must be built with an outside covering of either
red or white cedar shingles showing seven or ten inches to the weather
depending on shingle length. 'It is the developers intention that the
architecture of all the houses built'in this development be harmonious,
one with the other and that the maidrials used in the building thereof
shall be of the highest quality, so that the value of the said dwellings
increase with age.
8. All the above restrictions and other standard resyrictions
will be filed with the County Clerk and will run with the land forever.

and exploitive construction which would tend to reduce the value and beauty
of the development as a whole. There will be restricted covenants in all
deeds giving the developer absolute veto power over the architectural
appearance and construction of the dwellings. The alignment will actually
be a non-alignment with the dwellings placed on each lot according to
the salient points of the lot itself. Although development by this method
is much more expensive in the short run, it will create a development
of much greater value in the long run.
