Emerson was submitted to the Planning Board on January 7, 1980, and an application fee of $20.00 was paid on January 7, 1980, and WHEREAS, a public hearing was held on the said subdivision application and map at the Town Hall in Southold, New York, on June 2, 1980, at 7:30 p.m., and WHEREAS, the requirements of the Subdivision Regulations of the Town of Southold have been met by said plat and application, Now, therefore, be it RESOLVED that the application of Ruth Emerson Cooke and Claire G. Emerson and they are to be placed on the map. ' No new major structure or sanitary disposal facility shall be constructed within 100 feet of the shoreline of Richmond Creek. There shall not be any discharge of stormwater runoff resulting from the development of improvement of either lot directly into Richmond Creek. A short radius curve having a minimum radius of 20 feet shall be required at the right angle bend in the proposed 15 foot right-of-way to insure access of emergency and service vehicles. Dear Mr. Raynor: The Suffolk County Planning Commission at its regular meeting on June 3, 1980, reviewed the proposed subdivision plat entitled, "Minor Subdivision - Ruth Emerson Cooke and Claire G. Emerson", referred to it pursuant to Section 1333 of the Suffolk County Charter. After due study and deliberation it resolved to approve said map subject to the following two conditions deemed necessary to help preserve the aesthetic and natural attributes of Richmond Creek: 1. Emerson located at Southold. The three maps enclosed show the 2.69 acres which this contains. There are existing houses on this property. One belongs to Mrs. Emerson and one belongs to Mrs. Cooke. They wish to separate these houses out onto two separate lots for whatever reason. I am enclosing a copy of the legal description which shows that the property goes to high water mark. What more could you possibly want - a tie line along the creek? This office has become deluged with minor subdivisions of property and it would seem to me that it would be obvious that there would not be road profiles or grading or drainage on two existing houses on an existing town road.
