The final public hearing was closed. The following resolution was adopted: WHEREAS, Rita J. This application was approved in December, 2001, and the approval expired three years later, December 2004 (all Site Plan Approvals expire in three years). The Site Plan Approval must be extended by the Planning Board prior to a final inspection and subsequent Certificate of Occupancy being issued by the Building Department. Because it has been over seven years since the site plan expired, the Planning Board must first conduct a site visit prior to granting an Extension of the Site Plan Approval. Following the site visit, the Board will review the application and consider granting an extension at their next available public meeting (likely April 9th, 2012). To expedite the process, the Board will need an affidavit from a licensed engineer or other qualified professional stating that the drainage was installed according to the Approved Site Plan. In addition, because the Town Code has been up-dated since this approval expired, please send a letter stating what, if any, exterior lighting is proposed or has been installed on the building. The final step for the Planning Board will be to find that the site plan has been completed in accordance with the Approved Site Plan. They will do so in writing, at which time you may then apply to the Building Department for the Certificate of Occupancy. This application was approved in December, 2001, and the approval expired three years later, December 2004 (all Site Plan Approvals expire in three years). The Site Plan Approval must be extended by the Planning Board prior to a final inspection and subsequent Certificate of Occupancy being issued by the Building Department. Because it has been over seven years since the site plan expired, the Planning Board must first conduct a site visit prior to granting an Extension of the Site Plan Approval. Following the site visit, the Board will review the application and consider granting an extension at their next available public meeting (likely April 9th, 2012). To expedite the process, the Board will need an affidavit from a licensed engineer or other qualified professional stating that the drainage was installed according to the Approved Site Plan. In addition, because the Town Code has been up-dated since this approval expired, please send a letter stating what, if any, exterior lighting is proposed or has been installed on the building. The final step for the Planning Board will be to find that the site plan has been completed in accordance with the Approved Site Plan. They will do so in writing, at which time you may then apply to the Building Department for the Certificate of Occupancy. On December 11, 2001, the Planning Board issued an approval to "restore an existing barn for wine storage". In reference to the above, the Planning Board held a work session to review the approved site plan prepared by Thomas C Samuels dated October 18, 2001, the adopted resolution dated December 10, 2001 and site visit staff comments. In comparing the approved site plan with the existing conditions, it appears the on ske conditions do not match the approved site plan. Some of these changes include: · The proposed drainage/dry wells and leaders do not appear to have been installed. As per the Town Engineer, this must be completed. · The existing driveway does not appear to match the approved gravel driveway for the site. · There is a shed near the southwest comer of the approved building which is not shown on the approved site plan. A determination from the Building Department should be made to determine if an amended site plan is required. Please contact this Department directly. · The proposed concrete slab and loading dock on the approved plan do not appear to be installed. Please provide details regarding the size of the existing concrete slab. · The approved 5 space parking area does not appear to be ins/ailed. In addition, the approved plan indicates two (2) handicap parking spaces that have not been installed. · There is a dumpster at the northeast comer of the approved building which is not shown on the approved site plan. There is currently a house, a barn, and a garage on the site. The barn has a building permit and construction is under way to restore the existing structure and provide new exterior finishes. This application seeks approval for case storage use in part of the existing barn.
