Box 449 Riverhead, NY 11901 RE: Joseph E. Merkel Minor Subdivision SCTM #1000-85-1-3 Dear Mr. Arnoff: The Planning Board reviewed the above mentioned subdivision at their last work session. For the following reasons the Board feels that the road should run along the easterly side of the property instead of the westerly side. 1 . If the road were to run along the opposite side of the property the houses would not be facing the recharge basin. 2. The intersection of the proposed road with CR 48 causes what appears to be an unsafe traffic condition. Cars traveling west on CR 48 wishing to turn into the subdivision would be likely to cut across the oncoming r traffice to enter the access road. If the road were changed it would eliminate this unsafe condition. 3 . In addition, the flag lots shown on the proposal should be eliminated. A 25' Right-of-Way, terminating in a cul-de-sac with a 100' diameter should be used to provide access to all 4 lots.
