Box 1424 Mattituck, NY 11952 RE: Proposed Set-off for Thomas Shalvey SCTM# 1000-84-2-2 Dear Mr. Ross: The following took place at a meeting of the Southold Town Planning Board on Monday, March 22, 1993% · The final public hearing, which was held at 7:40 P.M. was closed. The following resolution was adopted: WHEREAS, The Estate of Thomas Shalvey is the owner of the property known and designated as SCTM# 1000-84-2-2, located at the northeast corner of County Route 48 and Bridge Lane in Cutchogue; and WHEREAS, this application to be known as "set-off for the Estate of Thomas Shalvey", is to set-off a 1.843 acre parcel from a 21.782 parcel, and; WHEREAS, the Southold Town Planning Board, pursuant to the State Environmental Quality Review Act, (Article 8), Part 617, declared itself Lead Agency and issued a Negative Declaration on September 30, 1991; and WHEREAS, a final public hearing was closed on said set-off application at Town Hall, Southold, New York on March 22, 1993; and WHEREAS, all the requirements of the Subdivision Regulations of the Town of Southold have been met; and be it therefore, RESOLVED, that the Southold Town Planning Board approve and authorize the Chairman to endorse the final survey dated January 19, 1993. Enclosed please find a copy of the map which was endorsed by the Chairman. The mylar maps, which were also endorsed by the chairman, must be picked up at this office and filed in the office of the County Clerk. Any plat no so filed or recorded within sixty (60) days of the date of final approval, shall become null and void. Please contact this office if you have any questions regarding the above. Before submitting this application for a set-off, the Van Tuyl office and I spent some time in its planning. Enclosed you will find three surveys, marked 1, 2, and 3, representing the sequence of plans before the final. We wanted to submit one which would present a good symmetry for the area, both on the roadside and on the rear. The road prospective shows two areas of the same width, with side lines paralel to Bridge Lane. The size of the house does not warrant a frontage larger than your minimum, but it seemed appropriate to.have it this way. On the North, the lot was squared off with Bridge Lane, since the remainder of the acreage is in farming, where perpendicular headlands are important. On the East is the Krupski residence. This has a driveway along its westerly line, and the residence is at least sixty feet from this line. A buffer zone does not appear to be necessary, or even appropriate.
