WITNESSETH,that the party of the first part, In consideration of ten dollars and other valuable consideration
d by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, .
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Lxxbe at Mattituck, in the Town of Southold, County of
Suffolk, New Fork, known -and de-scribed-as Dlot -#13'1 , Block 10 on,
a certain map entitled, "Map of Captain-kidd Estates" and filed
-� { in the Office of the Clerk of the County of Suffolk on January 19,
11949 as Map #1672, which said lot is bounded and described as
follows:
BEGINNING
BEGINNING at a point in the northerly side of Captain Kidd" Drive,
- distant 175' fe' et westerly from the extreme westerly end of a curve
connecting the westerly side of Zena Road and the northerly side
lof Captain Kidd Drive;
RUNNING THENCE South 77 degrees 26 minutes West along the north-
erly side of Captain Kidd Drive 100 feet;
RtR1NING THENCE forth 12 degrees 34 minutes West 120 feet;
( RUNNING 'THENCE North 77 degrees 26 minutes East 100 feet;
( RUNNING THENCE South 12 degrees 34 minutes East 120 feet to the
northerly side of Captain Kidd Drive, at a point or place of
BEGINNING. j
BEING AND INTENDED to be the same premises conveyed to the party
of the first part by deed dated 0etober 25, 1978 and recorded in
the Office of the Clerk of the County of Suffolk on October 31 ,
1978 in Liber 8524 Page 287.
SAID PREMISES are also known as and by number 131 Captain Kidd
Drive, Mattituck, N.Y. 11952.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, reservations and easements of
record.
TOGET14ER with all right; title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHI--k with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the parte of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
tizr same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
} The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
