Hannabury, Dorothy E. Ruskowski, Mary A. Hannabury and Patricia A. Gildersleeve (collectively the "Hannaburys") own a narrow strip of land to Long Island Sound between the land owned by Louis and Luba Corso and land owned by Mrs. Stevens ("lot #8"). Mrs. Stevens has an easement by foot and vehicle over a 16' right-of- way across the Hannaburys' strip of land. Mrs. Stevens has offered to convey to the Hannaburys a strip of land of like size and shape on the western side of lot #8 in exchange for the existing Hannabury strip. All parties agree to the exchange. This exchange will eliminate the narrow right-of-way and permit Mrs. Stevens to have complete access to lot #8. Each of the undersigned approve of the lot line change and respectfully request that the application be approved. Respectfully submitted, EDMUNDS ENS, JR., as attorney- MARY A. Telephone(516)765-1938 PLANNING BOARD OFFICE TOWN OF SOUTHOLD State Environmental Quality Review NEGATIVE DECLARATION Notice of Determination Non-Significant June 13, 1994 This notice is issued pursuant to Part 617 of the implementing regulations pertaining to Article 8 (State Environmental Quality Review Act) of the Environmental Law. The Southold Town Planning Board, as lead agency, has determined that the proposed action described below will not have a significant effect on the environment and a Draft Environmental Impact Statement will not be prepared. Name of Action: Proposed lot line change for Nina Stevens & Joseph Hannabury et al SCTM#: 1000-83-2-8 & 11 Location: North side of Oregon Rd.; approximately 150 feet east of Cox Lane in Cutchogue SEQR Status: Type I ( ) Unlisted ( X) Conditioned Negative Declaration: Yes ( ) No ( X) Description of Action: This proposed lot line change consists of 2 applications that are being reviewed concurrently. The first lot line change is to subtract 0.50 acres from a 17.3887 acre parcel (83-2-11) and to add it to a 4.4603 acre parcel Page 2 Negative Declaration - Lot line change for Stevens/Hannabury (83-2-8). The second is to subtract 0.5 acres from the resulting 4.96 acre parcel and to add it to the resulting 16.887 acre parcel. The initial parcels are 4.4603 acres and 17.3887 acres in area; the final parcels are 4.4587 acres and 17.3903 acres in area. The parcels are located on the north side of Oregon Rd.; approximately 150 feet east of Cox Lane in Cutchogue. Reasons Supporting This Determination: This lot line change involves two (2) existing parcels. One of the parcels is being shifted to the east and the remaining area is being combined with the second parcel. This change results in a minimal change in area; the initial parcels are 4.4603 acres and 17.3887 acres in area, the resulting parcels are 4.4587 acres and 17.3903 acres in area. No new parcels are created by the lot line change. The initial parcels and the resulting parcels all conform to the minimum requirements of the Zoning Code. An Environmental Assessment Form has been submitted and reviewed, and It was determined that no significant adverse effects to the environment were likely to occur should the project be implemented as planned.
