Dear Mr. DiNunzion:
The following action was taken by the Southold Town Planning
Board, Monday, March 24, 1986.
RESOLVED that the Southold Town Planning Board approve the
lot-line change for N. ChaIres and Sylvia DeLuca located at
Wells Road, Peconic to convey 6,719 square feet to the premises
of Alfred and Barbara DiNinzio. Said 6,719 square feet to merge
with the property of DiNunzio and not to be considered a separate
building lot. See survey dated as last amended December 18, 1985.
This approval is subject to filing of the Declaration of Covenants
and Restrictions with the Office of the County Clerk.
When the Declaration has been filed, would you please forward
a certified copy to our office. Upon receipt of same, the Chairman
will endorse the survey.

The undersigned, Alfred N. DiNunzio,Jr. and Barbara H. DiNunzio, both residing
at 925 Wells Road, Pecanic, New York, 11958 and N. Charles DeLuca and Sylvia DeLuca,
both residing at 2401 Halyard Drive, Merrick, New York, 11566 and cM.ng property
:imnediately to the south of 925 Wells Road, Peconic, New York, hereby ccnsent and
approve the lot line change involving the two prcperties at Wells Road, Pecanic,
New York, as said lot line change is shcMn on a map prepared by Young & Young,
which map is dated (last update) December 18,1985 and is designated as map no. 84-1234.
The reason for this lot line change is to afford Alfred N. DiNunzio ,Jr. and Barbara
DiNunzio direct access to Wells Road so that they do not have to utilize a certain
right of way over the prcperty of Michael and Georgine Zaneski for ingress and egress
to Wells Road. The prcperty proposed to be dee<3en fran DiNunzio to DeLuca has been
offered in exchange for the property which will be deeded frail DeLuca to DiNunzio.

1. No grading, other than the existing foundation
excavation for a residential building and the existing
grading relating to the driveway to Wells Road is proposed.
2. No new roads are proposed and no changes will
be made in the grandes of the existing roads.
3. No new drainage structures or alteration of
existing structures are proposed.
