SCTM ~1000-75-5-73 SCTM ~1000-83-3-44 Dear Mr. Sambach: The Planning Board's review of the two proposed site plans is contingent upon the receipt of the following information: OREGON ROAD SITE Revised site plan showing: 1. proper yard setbacks. The required front yard setback is 150', not the 50' shown on the plan; 2. intended use of site (e.g. manufacturing, warehouse, machine shop; indicate nature of future expansion); 3. proposed use of buildings by floor area; e.g. projected square footage of office use, storage use, etc; parking requirements based on the following formula: one space for every 150 sq. 'ft. office area one space for every 500 sq. ft. storage area; 5. proposed grades and drainage calculations; 6. proposed elevations (facades) of buildings; 7. sign type and location; lighting type and location; 8. landscaping. It appears that the proposed use of the property will require that you obtain a Special Exception from the Board of Zoning Appeals (Section 100-91). If so, you will have to make an application to that Board and obtain said approval before the Planning Board could approve the site plan. PECONIC SITE Revised site plan showing: 1. status of house. Is it a residence or is it an office? If house is a residence you will most likely have to make an application to the Zoning Board to request two uses on one parcel. If house is an office, include it in site plan; 2. the proposed side yard setback of the new building does' not conform to the 25' side yard requirement in this zone; 3. square footage of uses; using same parking formula noted above; 4. existing and proposed elevations and drainage calculations; 5. proposed elevations; 6. sign type and location, lighting type and locations; 7. landscaping. Finally, in a review of our records the business zoning of this parcel is not clearly evident. If you have any supporting documentation, it would be appreciated if you could submit it with the application. Given the nature of the outstanding questions, it is strongly recommended that you call this office for an appointment to review the maps before you revise them, so that we can better advise you how to proceed in an expeditious fashion.
