WHEREAS, FREDRICK W. KOEHLER, JR., is the owner of the property known and designated as SCTM#'1000-75-I-20, located on the Main Road in Peconlc, and; WHEREAS, this site plan, to be known as site plan for Osprey Dominion Vineyard & Winery is for a 3,253 square foot addition to an existing winery building; and WHEREAS, a final public hearing was closed on faid site plan application at Town Hall, Southold, New York on December 23, 1996; and WHEREAS, this site plan was certified by Thomas Fisher, Senior Building Inspector, on November 25, 1996; and WHEREAS, 3 white pines, 6 to 8 feet tall (a total of 6) wilt be placed on the east and west corners of the addition; and WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold have been met; be it therefore RESOLVED, that the Southotd Town Planning Board grant final approval ,on Page 2 Site plan for Osprey Dominion December 24, 1996 the surveys dated October 21, 1996 and October 31, 1996 and authorize the Chairman to endorse the final surveys subject to a one year review from the date of the building permit. Koehler, Jr. Osprey Dominion Vineyard & Winery Main Road Peconic, NY 11958 RE: Proposed Amended Site Plan Osprey Dominion Winery Main Road, Peconic SCTM# 1000-75-1-20 Dear Mr. Koehler, As a result of our review of your preliminary submission, I spoke with Mr. Bill Skolnik, your wine maker, today. The Planning Board suggested that the new parking area planned for the cast slope of the property be relocated to the rear of the existing lot to the north. This would not only preserve the vista of the winery from the road, it would eliminate the necessity of regreding and stabilizing the cast slope which adjoins a drainage swale to the south. However, because of the preliminary and incomplete nature of the submission and the absence of a covering letter, the Board cannot proceed further with this review. Please send us a covering letter, application and fee together with a site plan showing all information as required by Town Code Article XXV 100-256 (technical data). In addition, please include elevation drawings, construction details and a description of exterior materials, as indicated on the enclosed list, for review by the Architectural Review Committee. I also strongly recommend that you make an application to the Suffolk County Department of Health Services simultaneously with the site plan application to the Planning Board in order to expedite the review time.
