It is obvious that lot No. 1 has insufficient area for this parking and the Planning Board does not see any way to obtain the parking requirement. It is apparent that under no circumstances would it be possible to have substantial parking for the use of the 3 establishments currently at the location. That strict application of the zoning ordinance would produce practical difficulties 01' unnecessary hardship because the single lot has existed in its present. I state fOl' approximately 30 years, and contains two entirely separate buildings, each being used separately and independently from the other. I I 'I 2. The northerly building is and has been used to house a grocery store, post " office, laundromat, and upstairs apartment. These separate units in that building have Ii been rented out by applicants' father, and predecessor in title, Henry J. Smith, for approximately 40 years, and are still reated out by applicant. 3. The southerly building, which was expanded to its present size approximately 30 yeal'll ago, was OI'iginally used as a plumbing shop, and then for a garage and equipment stOl'age and repair. While leased to Dickerson Excavating for such use until I recently, it is now once again being used by applicant as a garage and for equipment stOl'aae. 4. Applicant being in the plumbing and heating business wishes to keep and continue to use the garage buildinl in the same manner that it has always been used. On the other hand, applicant wishes to divest himself of the northerly bl,lilding with the rental units beoause that building is in need of . Applicant would emphasize that the granting of these variances would not i bring about any physical change on either parcel of land nor would it bring about any I change in the use of either parcel. The variances requested would do nQ,thing more I than allow for a change in ownership of the northerly building. I I 7. These two buildings being used for totally separate and independent businesses that in no way relate to each other, the granting of these variances would in no way change the character of the district.
