Dear Mr. Orlowski:
I have reviewed the letter of Edward Hindermann dated February 22,
1985. I am aware the plans submitted contain the notation "Self-
Service" at the northerly gas service area. That notation was put
on the plan so that when the gas dispensing units are installed they will
be constructed with an approved automatic fire protection system as
well as the other necessary equipment to allow for self-service operation
in the future. This is being done at the time of construction for
economic reasons.
However, at the present time, it is my intention not to have any
self-service gas available to the public. The reason is simple, be-
cause at the present time in the Town of Southold self-service gas
stations are not profitable. Customers want their cars serviced by
an attendant, and that is the way I intend to operate this service
station.
I have been advised as to the additional requirements contained in
the Zoning Ordinance for partial "Self-Service" gasoline stations and
the pumps as installed will comply with these additional requirements.
If, in the future, I decide to convert to a "Self-Service" operation,
then I will fully comply with the applicable codes of the Town of
Southold. My present application before you is just for a full service
attendant operation gas station.
As to the remaining points contained in Mr. Hindermann ' s letter,
I have referred them to my engineer, Morris Deutzman, for comment.
I would appreciate if you would arrange a meeting with the Planning
Board to discuss my application because as you know it has been pending
before the Planning Board for over five months.

The subject property is located in a B-1 Zone
district and the proposed use is permitted by special
exception by the Zoning Board of Appeals.
On June 9 , 1972 , under appeal #1584 a special ex-
ception was granted to operate a gas service station
at this location. At that time there were no require-
ments for a self service gas station, the applicant
will have to go back to the Board of Appeals for a
special exception under Art. VII Sec. 100-70 B (5. )
The proposed ingress & egress place two exits
within 50 feet of where the two roads intersect. This
is not permitted under Art XI Sec. 100-112 D. Also
site developement extends beyond property boundaries
into the private road of the easterly side of site.
The canopy over self service-island is set back
35 feet-0 inches from the property line. A 35 '-0"
set back is required Art. VII Sec. 100-71 bulk sched-
ule.
In view of the foregoing this site plan cannot be
certified in meeting zoning requirements.

MY WELL BECAME POLLUTED.
I AM SERIOUSLY CONCERNED ABOUT THE POSSIBILITY OF
POLLUTION OF MY WATER SUPPLY BY CHEMICAL, OIL OR GASOLINE
SPILLAGE AND GASOLINE TANK LEAKAGE AT THIS LOCATION,
SOME OF MY OTHER CONCERNS ABOUT THIS GAS STATION INCLUDE;

Dear Mr. Lark:
Please let this confirm the request of the Planning
Board, Monday, December 3 , 1984 regarding the above mentioned
site plan.
It was the consensus of the Board to request that the
island and pumps be set-back 75 feet from the road, the landscaping
be widened in the front, the architectural style be in keeping
with the surrounding area (ie. Cedar Shakes) , and the black
top be curved rather than square, at the ingress.
It was also noted that a curb cut will need the approval
of the County.
